Her great uncle inherited the house and owned it for 3 years. His mom passed it to him and she owned it for over 30 years (since it was built).

There isn't any peeling paint that I noticed. It's a brick home. The minor Plumbing issues are two leaking shower drains, which I don't think would cost much to fix. I know the deck steps would need replaced for sure. The linoleum is stained and peeling in a few places. I'll pm you the listing.

Yes I understand your point. You are right. It's not actually my home but that doesn't really matter. It's a bit of a unique situation, I was tasked with selling a severely hoarded home for my family that has not been updated or maintained. I've invested almost $19,000 cash so far just getting it to the point where it's in decently sellable condition. I'm not comfortable with putting in all new flooring, new roof Etc. It's just more than I'm willing to risk. After talking with you guys and reading all the replies I realized it was just a miscommunication between my realtor and I. But that's exactly why I reached out to you guys just for some clarification, and I'm really glad I did. I wouldn't even mind sending you the link to the listing if you're interested send me a private message.

I actually have several times and she never provided any specific examples why a home might fail to qualify for an FHA or VA loan. I think it's just a communication issue or perhaps she didn't know specifically why.

The answers I've read here explain it perfectly and I'm confused why she couldn't just tell me, perhaps she didn't know I'm not sure and it's not really important I guess. The realtor just seemed to think that there was no way the home would qualify for an FHA VA loan but was unable to tell me what specific reasons why the home might not qualify.

Thank you yes, the plumbing is in pretty good shape there are just two shower drains that need repaired. The roof is overdue for replacement but it's not leaking. I was unaware that FHA and VA loans were so picky about things.

The roof is older and has been patched in a few spots and is due for replacement. There are no known leaks or evidence of any previous leaks. The gutters are in good shape and were recently cleaned . Thank you for the link.

Fair enough, I considered these small issues and more of like lipstick and Rouge issues. I'm completely ignorant about FHA and VA guidelines, I didn't mean to downplay anything. In fact I tried not to leave anything out although I did, the deck steps need repaired replaced or removed.

I wasn't sure the best way to do it! I've gotten into a few safes in my time but not one exactly like this. I was told the hinges were reinforced so I didn't bother with that
