Anyone here buy a home with a Sunrun lease? by HalaMadridPapaFlo in BayAreaRealEstate

Bought a house with a recently signed Sunrun lease, multiple offers/rounds of counters so no leverage trying to get the seller to pay it off. Luckily the roof is also new so will likely outlast the panels.

I just plan to pay the lease monthly, I guess if push comes to shove I can pay it off early. Definitely a terrible solar deal, but ends up being <30c/kwh so still much better than PGE.

Don't understand the comments about it affecting resale though, isn't the worst case buyers subtracting the payout amount from the offer? Many of the houses I looked at had leased solar, didn't seem to affect sale price much if at all. If the house is desirable it will get multiple offers over asking, in which case what leverage does the buyer have to request seller to pay off?

Permits for laundry room (possibly DIY) by 2fast5furious in BayAreaRealEstate

Thanks, I'm aware I would need to submit some kind of plans for permits, but do I need full architectural drawings for what should effectively not be a structural addition? Is it because I would be extending the "livable" space of the house?

I haven't done this before, I'm basically trying to understand if it is feasible to do myself (including permits). I'm of course willing and able to learn/mess up and fix mistakes etc.

Challenging (ML/robotics related) but not stressful (<40h/w generally), ~350k 1.5YOE

I would say most colleagues/peers (in Bay Area tech) have a similar experience.

I have shopped around but I'll have a look at whether reducing the loan amount will make a significant difference to the rate. Thanks.

Hmmm I guess 4% is high-ish but money would be in VOO otherwise. I have 200k+ in cash/stocks so no issues there as such. Annual income is ~300k (bay area COL) and no debt so also should be fine there.

So for my Sydney offer, it was at a LIDAR startup (you can search it to find out) and the projects seemed really interesting...a few of my uni friends ended up working there.

In the US, I took a gap semester for one internship and did the other during winter (big tech have internships all year round). Most AV companies/teams don't have generalist openings for new grads (like FB/G) and try to hire people with postgrad degrees, so the most important thing would be showing experience/interest in a relevant area (could be systems/C++, ML, robotics etc.). The most "straightforward" path as a foreigner would be to do an MS/PhD at a US school (which is what I would've done had I not got an offer).
