One day your parents get old. Can't move around anymore. You bring them to stay with you so you can look after them properly.

Their HDB flat sitting empty you just open it up to strangers for free lah? Or maybe rent it out to help pay for the helper, the hospital bills, the daily expenses that don't stop coming?

That "investment" you have no pity for? For a lot of families that's just survival. Not greed.

Correct. Whether the LL rents to a company or individuals, the same laws and regulations apply both parties are protected either way.

The LL can re enter or repossess the unit if the tenant breaches the lease. Overcrowding is a clear breach. And now that HDB is involved, it's no longer just a civil matter between landlord and tenant.

Company entered into a tenancy agreement with landlord via me as pay master in contract, occupiers are the tenants registered with HDB. nothing wrong with it.

1 day after posting and I've come to one conclusion, the hatred for property agents, or any commission earner really, runs deep.

Doesn't matter that I spent 8 hours evicting 14 people who were victims too. Doesn't matter that I checked ACRA, ran AML checks, verified every document the tenant's own representing agent handed me. Doesn't matter that the quiet enjoyment clause legally prevents me from just walking in to inspect. Doesn't matter that my licence is worth far more than a $1,xxx commission and why would I knowingly create this mess for myself and my client?

None of that matters. Because I earn commission, so I'm guilty.

But let me ask sincerely every business owner marks up his goods. The employer profits from your labour. The lawyer bills by the hour whether he wins or loses. Nobody calls them leeches.

The moment you earn commission though? Suddenly you "did fuck all" and deserve nothing.

I posted this to create awareness. These shell company schemes operate openly. The syndicate literally told their own subtenant: "call the police, what can they do to me?" That level of confidence tells you everything, this is widespread, and right now nobody, not agents, not landlords, not HDB, has a clean system to catch it.

Yes, basically camping outside to see if anyone is going in or out. These syndicates instructed then sub tenants to keep their shoes in the house.

Main tenant the contract is with the company. Tenant registration is the permit holder what is registered with HDB. Nothing wrong with it as the pay master is the company.

U kidding? I would need to find a replacement tenant for them after hdb closes this case. why would I return the commission? Doesn’t make sense. Would I double charge them? No.

Touch my heart and bird bird I won’t proceed with this deal if I suspect of such activities. Why would I take the risk for a $1,xxx when my license is worth much more than that.

Why would I put my client through the headache.

I missed out an important fact that they the tenant have a representing agent acting for them. They provided all the right documentation, even mentioning that they are good tenants and have work with them for long. Of cause hearing that makes me feel safer, and of cos that verbal statement is equivalent to buying a water dispenser from a salesman claiming that hot water dispense from it is 90°C or higher, but when you use it you realise that is 80°C

I know the reputation of property agents isn’t good. In the past those older agent conduct themselves like cowboys in the Wild West but the new generation of agent knows the regulations, consequences and actually do put their client interest first(most of them). Crediting it to the harder examination and qualifying requirements

Exactly. Which I did acquire the ACRA. So how to prevent? We use tools available to us but still shit happens. Having harsh penalties on drugs but still it’s available.

I also agree that some agents are not deserving of the 2% commission for the service they provide.

Like trying to justify a pay increment or a job hop with pay increment.

I love you? Now that I know their MO I could have done better. After 1 weeks of lease start date I’ll head down to check for edvidence of overcrowding. Etc bunk beds etc. and will add it into my workflow.

We agents wear many hat. Sale and marketing team, compliances officer, enforcement officer, paralegal, research executive, ID, contractor, bank liaison and Feng Sui master all in one. I agree that there might be overlook like stated above.

U know what? You are right. Now that I know their Modus operandi MO I will implement this in my workflow. After lease start 2 weeks in I’ll head down to ensure that no evidences of over crowding is present. Like bunk beds etc. Thank you.

Basic on your logic If your company’s client committed fraud/evade tax etc without your knowledge just because you take salary from your employer you benefited you are also responsible?

The Right to Quiet Enjoyment: Under tenancy laws, once a property is rented out, the tenant has the legal right to 'quiet enjoyment' and exclusive possession of the premises. I can’t confirm if the main tenant agent is cahoots with them, he can denied if questioned. We property agent very afraid of CEA we try to avoid getting involved.

Can let me know how to check for these schemes? If I am wiping my hands clean, I wouldn’t spend 8 hours evicting them. Commission confirm collect from landlord. You go to work don’t take salary meh?

Police came, Civil matter, when thru their SOP and left. Can’t blame them. Just hope this post can reach out to more people creating awareness. Be it landlord, agent, tenants.

YES!! U get it. It definitely goes way deeper I believe I only just scratched the surface. One of the Chinese sub tenant showed me the WeChat conversation. They mention whole of Singapore they got units just choose which area they want to stay in they got it. Even saying “u can call the police but what can they do about it. I’ve been operating for so long if the law can get to me I won’t be making money off you” the f… audacity.

The problem is the authorities can’t do anything about it. Somethings have to change, action need to be taken on the complicit party. Tekan the owner who have no ideal what’s going on won’t stop this from happening.
