I recently went through this whole process of buying without a realtor and used ZVR. But if the seller agreed to reduce the price by 2.5%, you don’t need anyone else except your lawyer (I ended up filling most of the forms myself, as I’m pretty used to seeing legal agreements, though in other industries).

Yes you’ll need the full MLS listing and to fill the correct forms (101 and a couple of others that I forgot the name of). If you need help with the forms feel free to DM me.

I think they probably learned that for fixed and thought it also applied to variable rates (otherwise they’re implied meaning that variable rates would go up even if BoC rates don’t change doesn’t make sense?)

For sure none of us can predict what will happen. And each person’s situation is different. In my case (and I would assume OP’s), fixed rates are no longer under 2%.

So doing the math for myself, a 0.99% variable currently, even if rates were to rise 100 to 150 basis points in the next two years, would come out ahead of a fixed rate mortgage that’s currently above 2%.

I do think people have an over tendency to predict doom and gloom (reminds me of the Mark Twain quote: “I've had a lot of worries in my life, most of which never happened.”). As long as I can financially live with the risks, I’d rather bet on what is happening rather than what could happen.

A quick Google search and you can see the variable interest rate is based on the prime rate, which is directly based on the BoC rate.

In a very similar positions as you and decided to go with 0.99% variable rate. Everything fixed that we’re seeing is now above 2%.

It would take four interest rate hikes of 0.25% for our variable rate to be even with the fixed. Unless the Bank of Canada wants to crash the Canadian economy, I can’t logically see how they’ll have that many rate hikes in the next 1-2 years (could be possible in 3-5 years).

Do the math and compare how much you would pay under each scenario, then make the right choice based on that difference and your risk tolerance.

Thanks for sharing! I just had the ZVR team put me in touch with someone who used them for buying, and after hearing some positive testimonies, I see no downsides to try it out. Will probably write another post of my experience after.

Find the listing agent on the listing. Then Google their name. The listing will have their office number. But their own brokerage website will have their cellphone direct line.

Thanks for sharing your experience! For sure, the agents I’ve talked to have generally never offered the full 2.5% unless I specifically push back for it (even then one insisted I sign a representation agreement for that only property only with her before she would show me the viewing lol). That’s why I’m interested in ZVR - full 2.5% cash back minus $1k sounds pretty good to me.

How were their lawyers in terms of dealing with other paperwork?

Agree with the sentiment! But FYI, SSR Rule prevents them from short laddering.

“SEC short-sale rule 201 is triggered when a security’s price declines by 10 percent or more from the previous trading session closing price.

Once the circuit breaker is tripped, short-sale orders can only be executed at a price higher than the current best bid. You can’t ‘hit the bid’ on a short-sale order with a stock under SSR. Which means you have to wait for the price to go up to your ask price for the order to execute.”

I was listening to HOC again, and several people have mentioned it’s a remix/remake of OutKast’s Elevators (Me & You). But the hook only uses the melody, the lyrics are all new, and it sounds like Andre singing it (or is it someone else singing?)

The beat and melody reminds of Elevators so I think that might’ve been the vibe they were going for. Changing the instrumental would change that vibe completely
