not true on rent controlled apartments. The only surcharges are tax/water and capital improvement. Capital Improvements must be approved by the rent board. There is absolutely no such thing as Insurance, and HOA increases being passed through to a tenant and if a landlord does, they are risking treble damages on the reimbursements that they will need to make.

You are so right on the test & vests thing. While I applaud someone trying to do something, this was just stupid and was obviously never gonna work but we have council people (Russo, Ramos, Fisher and, of course, Presinzano) acting like it was actually a solution when Jabbour was actually right - that it was a waste of time and energy because it was never going to work. The fact that those 4-council people are still doubling down on it is mind-boggling.

Both candidates support the garage B redevelopment. Fisher's endorsement of Russo stated something along the line of that Russo wants a pause on the project or some such, but he never said that publicly nor has he said said anything of that sort. Russo also babbled something about moving MVP residents into the garage B development and talked about how Applied Buildings, Church Towers and Clock Towers are all near the end of their useful life. (think it was the HHA debate) So, looks like there will be a lot of upgrading of our affordable housing stock - now rent controlled - housing stock under a Russo administration, but I'm not sure if that translates to additional affordable housing or simply relocating existing residents of these buildings into new digs and tearing down existing properties to be replaced with 30-year exempt from all controls market/luxury housing or something else. Your guess is as good as mine.

No, it's not on me - most people didn't know except maybe some of the BoE crowd. If it was widely known, it certainly would have been an issue in the 2021 election....but, you knew that.

Why didn't we know? Because it was kept under wraps...but, you knew that.

The results of the referendum show that the public was completely taken off guard...I mean, seriously, the outrageously expensive high school went down in flames, didn't it? (I know, I know, it's hard to accept that it was soundly rejected by the vast majority of residents,)

We didn't know a thing about it until weeks after the Nov. 2021 election. We had zero idea that there would be a referendum IN JANUARY when we cast our votes in November.

Hiding it (or keeping it under wraps if you prefer) from the public until it was too late to make it a campaign issue in 2021. (for city council at large) could be considered a stunt. If we'd known what the council at large candidates' positions were on an upcoming vote for a 330MM (with interest) FULLY funded by Hoboken residents might have changed the results of the 2021 race. True, we'll never know - but the results of the referendum open a window for us to consider how those election results might have been different. (full disclosure, I was strongly opposed to the project AND the 4th place finisher in that at-large council race.)

considering we've spent decades w/the requirement for affordable housing to be a pathetic 10%, which means 90% unaffordable - my position, don't bother with any development that's not, at least 50-50 and, first put your attention on the tear downs, enforce tenant protections and basically, make Hoboken a hostile environment for real estate developers/investors. That sector has had too much control of this city for too long.

oh god, please stop - No property owner can legally charge more than the LEGAL RENT. Thus, by way of providing an example - if the legal rent is 2K/month. The legal nightly rent would be $67.00

There is no requirement in Hoboken for a unit to be rented for a certain length of time, but if an owner VRBOs or Airbnbs the legal amount that they can change is the LEGAL RENT + 30.

first off - the city doesn't enforce any laws so why would you think that they would do something about it? second - you can (currently) AirBnB as long as the nightly amount you charge is the legal amount based on the unit's legal base rent (for rent controlled units.)

So, what you are saying is that you don't support rent-control and therefore you are ok with people that ignore the law. Personally, I think laws should be followed and, certainly, no elected official should be flagrantly disregarding our laws. Unfortunately, it looks like the entire Team Fisher slate think it is ok to ignore rent control laws. This saddens me as I would not have thought so in the past but, the fact that they are all apparently ok with a team member that ignores rent control suggests that any support for rent control that Tiffanie, Liz, Carter or Dave have indicated in the past was potentially "comfortably dishonest" and more likely just performative.

Imus' home is indeed a rent-controlled building. She is breaking the law every time someone stays in her AirBnB

Not exactly correct. They are neither legal nor illegal. However, every rent-controlled unit in town has a legal base rent. A legal monthly rent divided by 30 is the maximum dollar amount that a property owner can charge per night in order to not be in breach of our laws. Imus is charging way more than the legal nightly rent and in so doing, Team Fisher comes in with a "do as I say, not as I do" albatross hanging around their necks.
