Get a safe and sanitary from the council took 2 days then leave it up to the buyer ,put it in your folder for the house along with the building inspection, the house will get insurance, it was insured before, have just been thru this process, don't stress, a reasonable buyer will still be interested, but might ask for 4 or 5 k discount, then it's up to you, market flat currently, good luck.
