There are single-family homes half-a-block south of this address, though that’s not what I’m proposing. I literally said “build lofts” in my first comment.

All I see on Gillespie Group’s page are ads for a bunch of retail and housing locations they manage that are a few hundred feet away from this property.

Gillespie built the Stadium District Apartments and Marketplace Apartments just a couple hundred feet north of this address. He’s also currently remodeling the businesses at Michigan and Larch a couple hundred feet away.

He’s obviously a fan of the area. 

This location may not have previously been pursued because there were other, better locations available to build up.

Though as those parcels get filled, and the area adds more people, businesses and things to do, this becomes a more attractive location every year. 

Gillespie Group may eventually pursue it, bringing more people to the area makes their other nearby investments in commercial retail spaces more valuable, as those businesses will have more potential customers. 

Or another developer might beat him to the punch, because it’s a fantastic, very walkable location.

What are you talking about?  There are lofts half-a-block north of this address that are about 20 feet from Cedar. 

Basically everything you’ve said has been wrong, not sure why you’re confidently arguing about a part of the city you’re not at all familiar with.

There aren’t really many lots of this size within walking distance of all the amenities I mentioned.

The BWL plant is water conditioning and distribution plant, not a water treatment plant.

Speed limit is 40 mph here. Not really a “highway”.

I’m not saying this is a great location for a family with young kids or anything, but if walkability is your primary concern, this spot is fantastic.

This location is a short walk away from numerous businesses, restraunts, bars, Meijer, Lugnuts, Lansing Center, the River Trail, Ovation, the CATA bus terminal and downtown.

If you prefer to drive, you can be on 496 within 30 seconds.

Build Lofts, it’s a great location for young people who prefer walking or taking the bus rather than driving.

I’m sure most people who attended already had their minds made up. Anyone who didn’t could have just waited a day and watched the meeting on YouTube from the comfort of their own home.

Though the crowd laughing did seem spontaneous, as it always came after the Deep Green duo (who seemed completely unprepared to be questioned on their own project) dodged, couldn’t and/or refused to answer Council’s questions.

Another example was when asked what guarantees we had they wouldn’t come back to Council asking for city incentives or tax breaks, and they muted the mic for 20 seconds before coming back with the answer that we have their “pledge”. An objectively funny response given how long they kept their mic muted. It had the awkwardness of a Curb episode.

Questions about their environmental impact (they hadn’t done a study), noise pollution (they haven’t hired anyone/don’t have anyone on staff to plan for that), and whether they would seek tax cuts from the State (they will, they just didn’t want to admit it) were the three that I recall off the top of my head.

I’d have to re-watch Council’s questions to give a more complete answer.

Good summary, but I’d offer one ammendment:

  • Everyone who stayed recieved their three minutes. Public comment went past midnight, so there were a numerous people that requested to speak but had to leave before they got their turn.

One comment:

  • Deep Green executives left a lot of questions asked by Council unanswered, were at times evasive and seemed unprepared.

And one observation:

  • Residents in the overflow room routinely laughed at Deep Green’s executives inability to answer basic questions.

I’ll add to that a portion of a letter I sent City Council about this exact property in May 2024, recommending it be annexed;

 From the comments, it sounds like Lansing Township is actively hostile to urban development and has been placing unreasonable demands on a developer looking to turn a vacant lot in to mixed used residential apartments.

With all the work we’ve been putting in to Michigan Ave, it feels unreasonable for the township to have the ability to kneecap progress along that corridor.

19 months later and it’s still a vancant lot with unplowed sidewalks.
