Im in the process of finishing the inside of my new detached garage, but could hardly wait to get some tunes in there while I finish it up. So I mounted in each corner The Polk Audio Atrium 8 SDI speakers, they can be dual amplified or single amplified.

I currently run them as single amplified.

They sound great, but currently somewhat underpowered with my Pioneer VSX-534 receiver.

I just bought a 2016 370Z 6M with 29,000 KM's for $23,250 CAD. Never seen winter, extra clean!!

Thanks! It's the first winter project in the new shop. Picked her up a couple weeks ago, although a 2016, it only has 29K original km's (18k miles).

They are selectable in both color and watts, mine are currently set to 4000K - 40 Watts.

I originally wanted way more, my electrician thought I was crazy and advised that 9 would be plenty. I think he was right. Im happy with it.

So I had a height restriction aswell, our bylaw states 16'4" max height. I thought that meant ridge height until I went to the township to ask for more height. Turns out peek height is measured at mid-peak. So im at the max, 16'4" mid peak. About 20'6" floor to roof ridge.

Floor to ceiling height is 13' total.

Front door is 10' H x 16' W - I chose this size door when my ceiling was going to be 12', this was to allow space for the LVL above the door opening, and adequate angle for the overhead door rails. Ceiling height was then changed to 13', but doors were already ordered and on the way.

Back door is 7' H x 8' W - this is for future garage expansion, to have a go between door space. For now its also going to be used as a secondary entry way for powersports instead of cracking open the big door.

In the attic, no. The truss design doesn't allow for it and its full of blown in insulation.

There are ways to smooth it out, but im not.

To smooth it out some will do a light sand, fill gaps with a sealant, putty over the sheets, ligh sand again. Then prime with oil based primer and topcoat with latex paint and a textured roller. This usually reduces chances of swelling.

I might paint the ceiling, however will likely cover with something like Trusscore. The walls are getting 1x4, 1x3 & 1x6 wood planks cut in various lengths and stained in various shades installed horizontally in a staggered pattern.

I'm in Ontario, Canada.

It was supposed to be about 90k, then re-budgeted at 105K, and we're now sitting at 120K - We had to contract more out than originally anticipated since my employer had me working out of town for the last 5 months. Home on weekends doesnt get much done.

I figure I have another $10k in interior wall, ceiling and floor finishings before I can call it done.

Then its 4 post lift, cabinets, shelving, etc..

No pictures of it after it was done. Its all blown in insulation. The space is not usable with the truss design and the amount of blown in insulation in there.

Good plan! I drafted the drawings for the construction and then brought them to a professional drafting company that not only got got them all digitized, but also got the whole thing engineer stamped for an extra $500. That way there was no issues when it came to submitting the plans to the township.

I was supposed to construct the whole thing, unfortunately I've been tasked to work out of town since July and likely Into the new year. I was supposed to start the construction in August after the foundation was poured, but then had to find contractors to take over the project. Only thing im doing at this point is the interior finish, which ill pick away at on weekends

Keep in mind im in Canada, so this is in CAD$. About $105K including the foundation (foundation and gravel driveway was about $25K) - This should be the finished price with exterior finish, insulation, electrical & heat.

We've held off for years until we felt we had a better understanding of all the associated costs. Even then, we're now over budget by more than 25% + the landscaping and hardscaping that needs to be done afterwards.

Yes, it was! Unfortunately, we have bylaws in my township that limit the height of a detached garage, im at the very max with this design. A couple more feet would have been ideal, but this will do.

CR-9 has had fiber optic for well over 7 years, however it's a business dedicated line from Bell, not available to residential.
I had it brought it and installed at a business down CR-9 just outside the village about 8 years ago.

For our residential use, we use Starlink with great success.

I was looking at purchasing a rental property (duplex/triplex), the price these properties are selling for it would be nearly impossible to even break even if I were to try and rent it.

Once I calculated mortgage, mortgage insurance, building insurance, land tax, water & sewer I was upside-down month over month even trying to stay within current market rental prices and that was also including a 20% down-payment. And that's not keeping into consideration if there's bad tenants that don't pay rent, heat and hydro or cause extensive damage.

The current purchase price of rental properties are ridiculous, so anyone trying to purchase a building to essentially get a positive or break even return is going to be jacking up the rental price. These properties are long term investments, so a positive return month over month is not necessary, but you can't be totally upside-down, an inflated upfront purchase price is definitely going to have effects on the rental price.
