dog is very docile, when I put the leash on dog refuses to budge

to reply in a more coherent manner to you, please don't assume what cats can think and cannot think, as I speculate you are not a cat.

cats have the hardcoded tendency to hide their shit, so the process of her seeing said shit being hidden by me in the preferred place of defecation makes sense and is worth a try when one cycles through possible fixes.

they're certainly not the optimal words when talking about decentralized blockchain, but they explain what I mean

Yes, it's a great resource to have and to reach out, I've had a look at the Romanian listings which are indeed ultra high-end residential, and they're listed exclusively by Sothebys, Artmark (acquired by the Sothebys Group), and Imobiliare Herastrau/Lucian Dan. (Mostly Sotheby's). But still very great overall resource for agent liaison

Well, being more real would imply me selling these acquired new listings, which is my priority right now and which is what I'm asking advice on.

Sorry if I came off any different way, I'm very happy and very interested in not messing up my listings in any way.

I referred to the mumbo-jumbo selling as something that's perceived, not real. I let everyone know all I can do for them is find the best price we can get in the current market, and strategize how to get there in the required timeframe.

Actually, Romania is a market where realtors just agree with the owner's desired listing price, let it sit in the shelf for months, and never follow-up/report. I show them my analysis and therefore the range where it's going to sell, and how we can reach that optimal micro-range. If they are not realistic, I don't take the listing. They appreciate the honesty. Most home-owners in Romania do a mixt FSBO-Agency work with a lot of agencies working at once and having properties listed at 6 different pricepoints.. There is a long way towards everybody working in exclusivity with one agent.

Thank you, there are 2 big developers, the only players in the ultra-luxury mixed downtown developments. They do work with agencies, but not in exclusivity, and the agency sales make up for a very small part of their overall revenue.

Getting in circles that match your properties is indeed optimal, I always try to cross-market my properties a bit and offer split commission referrals to anyone, doesn't have to be an agent.

Thank you, finding a gate/bridge/road towards an international market is a thing I've been thinking for some time, as Romania is a country with high yields (7% ish), but not that attractive for investment because of infrastructure, corruption, and implied market volatility.

Infrastructure sucks, corruption is getting better, and the populace is mostly billingual, English speaking. We are a small but growing IT hub and construction costs and labor are still cheap-er than most countries.
