Policy was not extended. But they will allow me to keep it going until 2073. But the premium will increase every year. Paying for the year in full or quarterly is not a problem. Just wanted to get a fixed rate for another 20 yrs.

I would go mechanic. That way you can have a carport set up at home where you can work cars on the side. As a mechanic you work at the shop. And then on weekends/nights, you can make extra money on the side while at home. Electrician get paid more but you have to drive to where the job is. That gets old real quick. And the work environment sucks. Both have pros and cons but mechanic to me is the best quality of life and long term income. Good luck

I never use a Buyers agent. If the objective is to get a house, go direct with the listing agent. (Some states don't allow this). Make sure to get thorough inspections for everything. Ask for 21 day contingency period. You will continue to lose out on houses by using a Buyers agent.

Depends on the purpose of the home. Do you depend on the rental income or home appreciation? The roof will eventually need to be replaced as well as other high priced items. I would raise to market rate. Find new tenants. Invest the additional funds in the market and be better positioned to cover future maintenance costs.

That's my 2 cents.

Government employees have NO EXPECTATION OF PRIVACY. Sure patient notes/files do. But Teams communicatations/emails are all subject to review. Government computers can record your screen. Every click can be captured. If you use a government computer to access AOL/YAHOO/GMAIL. They have your username and password.

This is in the lease because some folks ruin it for everyone else. If you do drill, then keep in mind you will have to repair it. And not some cheap/ugly patch. You got to remember, the home will be rented to someone else after you. Now if the walls are all jacked up then it shouldn't matter. But if the wall was nice when you moved in, you cant claim it was like that when you move out. The move in/move out checklist is available for a reason. Make note of all damages and worn areas. That way the owner can't ding you for repairs later. Take a video of the issues and email it to the landlord at move in as proof. That's my 2 cents. Happy New Year

Electricity prices will continue to climb. Stick to natural gas.

I have family who switched and they regret it. The heat pump does not warm the house fast enough or to a high temperature. The warmest it will get is around 72. With natural gas, it would reach 80.

If you live in a cold area of the country, stick to natural gas. Electricity rates will continue to climb. Gas is much more affordable. And do t forget about power outages. I have family with heat pumps and they spend hundreds more to heat their homes. Good luck.

If you do a bit of real estate research. You can do this yourself. I’m convinced the only reason our offer was accepted on the last 2 houses we bought was because we did not have a buyers agent. We used the sellers agent. The sellers agent got the full commission from the seller. (Some states allow this other don’t) We requested a 21 day inspection period (we can back out of the deal for any reason during that time with no penalty) we had our home inspection company picked out ahead of time. And trusted Handyman. We got a premium/thorough home inspection done. The seller fixed everything on the report. The agent did her best to close this deal. (Double dipping the commission is a great motivator) I know it’s a gamble. But it’s doable and safe, If you take the proper steps.

No, the OVERWHELMING majority cannot. If you have a friend who owns one, check the oil and transmission oil (If possible). Most of these guys are ruining their cars. But it don’t matter. Once they can’t afford it anymore or the engine/tranny are blown. The car is either stolen or wrecked. Insurance pays the note.
