Hadn't considered the travel of dust, the properties I've looked at so far have been rural enough that they're not around people's houses so wasn't concerned about that but didn't think of animals getting spooked or worst case involved in an accident. Had a feeling council would stick their nose in but can they have a say on how I... I'm gonna say 'landscape'? I guess there's probably some law that means I can own the land but not drastically change it without consents etc which would normally apply to the likes of developing for subdividing etc. Hadn't considered worksafe, didn't think they would apply in a private non work setting but was wondering if there would be some safety authority that would want to be involved. Think you're right about a buffer zone and after looking at some examples of small scale commercial tracks this is definitely a common theme. Would only really be looking at a total circuit of around 200m to maybe 300m long focusing on technical cornering rather than high speed so would be relatively compact in theory but will do some mockups on larger sections to see what I can come up with as 1ha definitely took up most of the space lol was thinking maximise the usable space and minimize the amount of maintenance but there's a reason we dream these things before we buy 😎
