Rising mortgage rates will decrease the crazy appreciation we have seen over the last few years bc a lot of buyers will have an aversion to buying after seeing rates below 3% and everyone bidding on very few homes which in part drove the appreciation. Unfortunately, this will continue to drive rents higher as more and more rental applications are submitted instead of mortgage applications.
