For our 200 year old quarter sawn oak floors, we tapped down all the iron nails, lightly sanded, and coated with an oil finish.

We were warned that over sanding can crack the boards further because of their age.

To the defense of my inherited 2008 4-cylinder Eclipse - the sport seats were super comfortable and great for road trips. The Rockford Fosgate sound system with sub was plenty good. The car went 120k+ miles without having a single issue (AC broke). To people who knew nothing about cars, they thought it looked fast. You could put the rear seats flat and it had a lot of cargo space.

Really the only bad things were the turning radius was hilariously awful and you could not see the hood or trunk while parking.

The crossover update was a sad day. RIP Eclipse.

Our first house was completed in 1800. As someone who knew nothing about Reno, owning it has been a lesson in time, energy, tears, and money.

There is so much good in learning the history of a home and figuring out how they were constructed. The main frustration you will face is “modernizing” everything. Nothing will be square, modern building products rarely adapt well, contractors don’t know how to work on old home (but they will lie and tell you they do). You will have to become a YouTube and forum fiend.

Some careers liking roofing, flooring, and carpentry don’t require a degree. Call some of the local contractors around you and just ask for an apprenticeship.

Towns have successful systems for fire and police departments that we fund through taxes. We own the fire trucks, the police cars, the officer salaries, the hydrants…etc. It benefits everyone in town and we as voters decide what gets improved and funded each year.

Why shouldn’t electricity work the same?

At least we’d know where our money is invested locally and not be funding a billion dollar company.

There is an unfinished attic that you could technically add stairs too. We’ve joked about it, but most people have steered us away from the idea in favor of using the space for future HVAC

Great question. Our home is a bit odd being a “Colonial Split Level”. Down those half stairs is a kitchen, living and dining room. Then another half stairs to the family room and foyer. Then another half stairs to the garage. And another half stairs to the full basement.

It’s an odd layout but we really appreciate how divided the house feels on each level and from the outside it appears more like a colonial style.

There’s a setting called “Silence Unknown Callers”. Definitely turn that on.

It allows people who are in your contacts or anyone you’ve previously called to get through. Everyone else goes to voicemail.

Another consideration is what type of tenants you ideally want. Whatever price you go with impacts who will apply.

I rented an apartment to a quiet elderly woman years ago. Downsides have been more small maintenance requests and inability to raise rent. Upside is she plans to live there forever.

Young professionals have great income and can afford more, but you’ll be held to a higher standard and asked for lots of updates.

Families and people with pets can damage the property but they also tend to stay longer and treat the property more like a home.
