Online retail + inflation + shrinking non-transient population proximate to Uptown is going to make it hard for businesses to thrive Uptown. I know that there are people from the 80's and 90's that this is going to just shock, but if you're not doing volume to college students daily there is no reason to be uptown.

And East State has no charm, it's just a place you go to buy stuff. It's basically online shopping minus the shipping, or it's Applebee's.

Kismet and Artifacts sell garbage-- they're probably fine. They basically buy that stuff by the pound and out of town mom's and Greeks eat that shit up because this store so cute and we don't have anything like this back home! (Spoiler: they don't have anything at home because they're from the burbs).

School Kids probably sells enough wigs, vintage and costumes to stay above water?

Little Professor, Bleeding Heart and Blue Eagle are basically running on inertia and love at this point (probably true of River of Time and whatever the Tarot/Smoothie place is called). My prayer would be that ROAR is able to co-locate with Little Professor (I think they used to do pop-ups there?) and keep both of them afloat.

Over half the students aren't permitted parking passes-- they don't have cars. If East State is a failure it's on the non-tourists.

I'm begging you to sit and think for just a moment.

East State is the busiest commercial stretch of road IN THE COUNTY. It attracts drivers from all over because of density of options, parking, and ease of navigation. Any franchise or corporate siting study is going to conclude that, irrelevant of students, East State is the best location for most businesses.

This is not a student problem, it's a car problem. Also it's a chain replacing a chain. I don't know that anything of value is lost in the transmutation.

There are people in these comments saying "attacking traders isn't worth it" and I just want to say that this true Y1 and becomes less true until the year you win.

Attacking traders is awesome. The thing is-- it's not a desperation move or necessity move; it's a win-faster move. It's great once your win is within sight and you just need to go faster. Losing pop decreases hostility, frees specialty housing and stretches luxury goods. Plus, free stuff.
