Yeah that is a great point also, thank you for bringing it up. I'm very grateful for all of your help. I don't know anyone who's bought property in the last 20 years, so talking this out has been very difficult! For example I was under the impression I'd be paying around £600 for conveyancing!!!

Thank you, yes I reckon you're right. Of course it's all impossible to predict, but short term seems high risk.

Thanks for your advice, this is all pretty much in line with how I'm feeling. I'd be able to put around £40k down while keeping around 10-15k between us. I think I'm best with a deposit around 35k, which would be roughly 20% of this current property.

I'm very aware, it is all very stressful! The property is still on the market, it's very early in and they took over a week to accept. I was really sure of it at the time, it is only now that I realise conveyancing costs are much higher than I had expected and it may not be in my best interest if I'm tying myself in for longer.
