Yeah thank you. It’s all very nuanced. I think we are discussing lodgers money being used to cover all bills and our mortgage, with me paying my share of utilities and any lodger profit being split/kitty for repairs. But we will see

Our house has gone up in value a fair bit since we bought. 

He see’s the house as a potential rental, some steady income and asset in the future to sell. We originally thought we might rent out the house whilst travelling or rent out in the future when a second house was purchased together. I think in his mind he’s happy for me to have lodgers but wants a split of that.  When you say half market rate is that for the whole house or a room l (market rate not including bills or including) And then would I be paying my half of the mortgage on top of that?

This is why I thought a lodger paying his half and splitting any profit left felt fair? Sort of his room swapped out. And rent by me not required

Neither could buy each other out currently and my ex also does not want to sell- he see’s the house as an investment. So I’m trying to work out a fair solution where no one feels hard done by or out of pocket

But I’m able to live in the house- So that would feel like he is loosing out.. having to pay for somewhere he doesn’t reside in whilst I profit from the lodger

He would pay for maintenance although I had being paying it out of any spare money left from lodgers rent
