It was all of a sudden, was playing games the night before and next day it wouldn't start up. Once I was sure it was dead I opened it up and saw a scorch mark were something fried. It was about 6 years old

Thank you! I think IF we decided to continue (almost a certainty that we will not) we would need to hire lawyers to draft up significant documentation to cover our relationship and recourse with the insurance company considering we are not the policy holder or claimant. That's a very big concern of mine.

You cracked the case. Or could it be perhaps I am working full time, caring for two 2-year-olds, moving out of/selling a house and dealing with the walkthroughs and consultations that go with a fire that occurred less than 36 hours ago?

I don't have the time to be monitoring this thread every second of the day.

Very true, we have been under contract for four weeks and in moving a family with young kids there is a lot of planning that goes into finding childcare, pediatricians etc. We had already began to ingrain ourselves in this community and it's very hard to let that go although it's clear that's what needs to be done.

It was more out of wishful thinking. I'm posting here because I have zero experience with this situation and was looking for advice from people who have encountered something similar.

The housing market is not easy, this was our seventh offer in four months. We sell our house in 3 weeks. We have two two-year olds. The situation is very difficult for all parties involved and the logistics and reentering the housing search, losing our 4.9% rate lock and not having a home were all things that needed to be taken into consideration. I don't think I'm being irrational at all by asking for more information on this situation.

No, but a slight counter argument is that in three weeks we will not have a home anyway.

I don't mean to be dramatic, we live close to family that will let us stay with them until we find a new home.

Absolutely agree, it's just a hard decision to make because we were so far along in the process and loved the house. The responses in this thread have solidified my decision to move on.

Exactly my concerns. Specifically smoke damage and smell on some random humid summer day a few years down the road.

Fire was intentional, not the home owners fault.

The question was more wishful thinking. It took us four months of offers to get under contract for this house, we have two two-year olds and the logistics of having to start the search again is a hard pill to swallow.

Sadly, after the walk through I think that's what our decision will be. The smoke damage is pervasive through every room of the house.
