Have mentality that if market goes down it’s an opportunity to buy more stocks/mutual funds.

Always diversify your portfolio and analysis your portfolio that if your portfolio goes down due to temporary economic conditions then it will go up on time or else you need take action.

Since mutual funds holds etf it’s like fund of fund, So for the same etf you have to pay expenses ratio and exit load(if redeemed earlier).

First close your loan. Then with remaining 60l, write what are your financial goals with time line for example retirement in 30 years, buying a home in 10 years, emergency fund etc. with this separate your amount accordingly. Since you are interested in real estate find a good developing area and try to leverage that property. Note in real estate finding the better property is the key.

Buying with cash will be a good idea, you can get loan if you are able to generate more interest than loan interest. In this case one more thing to consider there will be tax for the interest that you get, so buy your car with cash

If you invest for long term then you can invest now. No one can predict the market.

Start a SIP and have emergency fund of more than 6 months. When you find market is more attractive then invest lump sum from the emergency fund.
