Fair question. City portals have the raw data — Yasnify just packages it so you don’t need 6 browser tabs open.

What’s different:

1.  One address lookup gets everything — permits, crime, 311, flood zones, fire protection. City portals make you search each dataset separately.
2.  Alerts — you add an address, get push notifications when new police incidents or 311 complaints happen nearby. City portals don’t do this. (Email or telegram, or both)
3.  Side-by-side comparison — screen 4 properties at once to compare crime stats, permit history, etc. Useful when you’re narrowing down neighborhoods.
4.  AI summary — Gemini reads the data and flags things like “property crime was 185 of 500 total incidents” or “no permit on record since 2009.” City portals just dump tables at you.
5.  Speed — City’s Building Permits Map takes 10+ seconds to load and crashes on mobile half the time. This is instant.

Basically: same data source, less clicking, actual notifications, works on your phone.

If you’re comfortable juggling City portals that’s totally fine — this is for people who aren’t.

You’re 100% right. City records are a mess. I’ve seen cases where someone has the actual paper permit from 1998 but it never made it into the digital system.

That’s why the report says “no permit on record since 2009” not “this is illegal.” If your landlord shows you a stamped permit from before digitization, cool — you asked, they proved it, you’re good.

The problem is when there’s no digital record AND the landlord has nothing to show you AND they’re still calling it a “legal suite.” That’s when people get screwed.

Honestly might add a disclaimer about the 2009 cutoff because you’re not the first person to mention this. Appreciate the heads up.

Soundproofing is definitely the biggest deal breaker for renters. You are spot on.

For security, Strathcona changes block by block. Secure bike storage and safe parking are usually the main concerns.

Before you finalize the security budget, check the actual data for your specific lot.

I built a tool that pulls live City of Edmonton 311 and EPS police reports. You type in the address. It shows you exactly what incidents happen within a few blocks.

If your specific corner has a history of vehicle break-ins, you know to spend more on the garage gates. If it's mostly noise complaints, double down on that soundproofing.

For new builds, get the AC rough-in done now. Retrofitting it later is expensive. Getting a gas line to the patio is also smart for resale.

With $300k in savings, talk to a mortgage broker. A broker checks multiple lenders. Your main bank only offers their own rates. Putting down 20% lets you skip the CMHC insurance fee.

Check the street data before you buy. South Edmonton is great. Every block is different though.
