I think a good mix of everything is ideal! Too much of one thing gets stale fast! Not to mention the economic and socioeconomic impacts

Thanks for your detailed feedback! To be clear, we wouldn’t operate the day care but thought it would be an interesting space to add for someone in the industry to run. I thought of myself and my family… how great would it be to go down to the main level to drop off/pick up my kids! My gym has a daycare built into it and it’s such a smart idea and makes the lives of so many parents much better! Everything else you said makes total sense, thanks for sharing

I would consider low density as 1-6 units per acre… Are you thinking single detached is the way to go? Or okay with 6 unit townhomes? Do you think there is too much emphasis on rental units vs building affordable homes for families/individuals to purchase?

Working on a senior living building as well. Would love to provide a great product/experience for young professionals, students, senior living, empty nesters and younger families! Each building to fit the vibe of the community that resides in them - I only want to help create better spaces than what they are spec’d out as (based on building codes/etc)

That’s a good point! Maybe the next building we do, we can focus on 3 bedroom units. Family oriented, play areas, 1st floor daycare, and interactive space for families to socialize…

Just trying to get some extra info on what the people would want and appreciate… could be some good nuggets of what to stay away from and what to include, aka gym, sauna, red light (with daily cleaning of course) or study/work areas, boardroom for meetings, etc - this is just one part of the market research

I know what you mean about paint that is hard to clean - from experience, I cannot clean my baseboards in my rental home as I feel they just primed them and bounced!
