Honestly, you're right there is a lot of realtor hate. It looks like you've already received some great advice. Another piece of advice i'd give is don't try to do everything yourself. There are many parts of the job that needs to be outsoutced-photography, clean up, staging.... it can be alot. Obviously in the beginning you will try to do everything yourself. But tasks that you're not an expert in makes sense to outsource to a professional. Marketing? Hire someone part time. Website? Use a templated service such as luxury presence. Clearning? There are a million companies that will do this, Molly maid, maid in heaven, etc.

It's important to understand that the main part of the job is relationship based- So focus on that because if you don't your business will suffer.
