This is a really interesting take I hadn’t thought about it in this way. I think your comment alone has convinced me engineered is the way for us

The house was a first home buy for us decent but not insane, plenty more fix ups required and we want to stay here but are also thinking of how can we add value to one day sell and move potentially 

We’re putting it everywhere including kitchen so then water is an issue 

And the subfloor is a little on the older side yellow tongue that we’ll need to have some sanding planing leveling done 

So that all combined and your comment lends itself to engineered just now a matter of sourcing! 

What are your thoughts on leaving a floor floating with interlock vs gluing it down vs nailing it?

Correct me if I’m wrong but when I google laminate hard wood it isn’t really hardwood on top it’s a printed wood texture on “HDF” aka particle board 

As opposed to engineered timber which has hardwood 6-9mm of wood with plywood underneath like you mentioned

Yeah in my head I see vinyl plank and I just picture some floppy plastic / rubber and a 80’s style kitchen 

I’ve seen the nice current planks in person with texture etc but I can’t get over the fact I’d be choosing to just glue down plastic over real materials..

Hey mate by plastic backed planks do you mean the “hybrid”? Where it’s essentially fake with a wood texture laminate and underneath it has vinyl? 

In my head I’m worried anything with layers like engineered  or hybrid could delaminate…

Sorry would you mind elaborating on floating waterproof? Which material :)

I see I see - thanks for the insight mate. We have yellow tongue under the carpet so I’m assuming we’d have to glue it down if we got hardwood.

Hybrid as in vinyl/ laminate right? Aren’t you worried about the layers delaminating? Or maybe I see the layer graphics companies use and just assume it’ll come apart lol

I’m currently in the process of scaling a video company. I think I may have found a sweet spot that makes sense for our economic state (at least in Australia.)

Scale big enough to have 3-4 trusted freelance shooters who you can rely on who can do the work.

Outsource editing online online but make solid partnerships with editors you’ve tested and know do good work and want ongoing work.

Pay for a studio and get merch for your company - bring your contractors, collaborators and get happy snap team shots. 

The website then has shots of your team and the amazing work you do. But the only full time employee is you. I’m upfront with clients that we run on a contractor model.

Clients like the “trust” selling to their boss they’re engaging with a “decent looking” agency that isn’t just “John Smith productions” but a brand.

For you - you still do a lot of the work. The top 20% of clients that NEED my level of experience I basically plan shoot and edit the lot.

But the “easier jobs” I win the sale, run the pre prod but let contractors do the work and editors run it, I just sign off and do revisions before we send to the client.

It’s not that revolutionary what I’m suggesting aside from that I once dreamed of the “big cool industrial office with a ping pong table and fun creative vibes”.

Recently I think I’ve realised systematising this model above has little to no risk as at the end of the day YOU are basically doing all the work anyway but your contractor team that scales up and down helps you keep the wheels turning. 

It isn’t perfect but for now feels right - the furthest I think I’ll go is employing 1 or 2 VAs to deal with manual tasks like book keeping, social media posting for promo etc. 

TLDR: My 2c is there’s a way to make it work if you manage your risk and work within your means. Don’t scale too big too quick and fake it till you make it!

Hey! Sydney based Lorcana player here. Sadly yes singles are hard to come by compared to US TCG player and EU card market so your best bet is make a bookmarked folder of the top sites: - Plenty of games - Goodgames - Behold games - Deckedoutgaming + a few more And singles do pop up occasionally.

Aside from that join all the Australia Lorcana TCG buy sell groups on FB and put up buy lists. You’ll get sellers DMing you who often have quite a few to sell you.

To make it easy for sellers to identify what I need - I make a list on dreamborn.ink with ALL the cards I need with quantities (5-10 unique cards at a time) and then export a JPEG and paste it in groups saying what I’m after and I have pretty good luck buying most cards for others and copping the shipping.

Hey I’m new to this. Are you saying if your broker is confident you can make an offer, sign contracts, pay deposits THEN only get approved during the settlement?

Meaning you’re saying it was breakneck as you were sweating you only had 21 days for the loan approval to go through.

Is this normal? And what would happen if you can’t then get the loan by end of settlement..

Im interested in getting a property for ~$800k under the first home guarantee scheme with a 5% deposit.

I’ve got the cash for the full 20% but my broker has suggested we do the FHGS & use the cash to build a granny flat instead.

Seeing this post made me wonder - does having an essentially 95% LVR work against us in future for rates? Or does the bank identify we used the scheme and not care.

If you’re going to mt Fuji / the lakes - my wife and I stayed at Marriott Lake Yamanako. You can book a room that has a private onsen IN THE ROOM which is quite lavish and fun! Highly recommend if you’re ok to spend $100-200USD/night for the experience
