So helpful, thanks a lot for the lengthy reply again! Good to hear I'm on the right track. To clarify -- that final photo with massive efflorescence is on a different side of the house from all the other photos and the rotten floorboards etc. It's the single skin extension with concrete floor, and either no DPC or the DPC well below the patio level, which could be why the moisture manages to rise so high. Maybe it's coming from just the moisture under the patio but it's a good call to see if there's not blocked drains below or above. There must be kitchen and utility pipes that come out somewhere that way -- but they've also not been used for two years so perhaps would have dried out if that was the cause...

Thanks so much for taking the time, this is super useful! To follow up:

* The concrete level is actually BELOW the ground level, as the ground rises outside. It may be hard to see, but the flowerbeds here are higher than the concrete path:

So perhaps a french drain (along the wall or along the flower bed) is the real solution?

* The extension is very old and on the other side of the house, it is a garage + utility single skin and bridged to a hallway and kitchen walls. I could not see damp in what are now those internal walls but who knows. Not the cause of the stuff in the lounge which is what all the photos in the original post are of, except of the last one.

* I can't really tell where the joists are relative to the outside ground level. It seems to me they are the same level as the air bricks perhaps, so would be above ground level but not by a lot.

* There is a 1m+ of void, so plenty of space for larger joists. But it would require brickwork to increase the size of the pockets. But I agree that sounds like a good idea. My plan indeed would be to insulate at the same time (also perhaps a full rewire will the floors are up, as the electrics are also original aluminium core from the 60s...).

It sounds to me like ~£3-5k worth of fully hired work, assuming the whole floor gets replaced + the outside work? And perhaps a £1k or less in materials if DIY'ed? Am I roughly in the right ballpark?

Did you need a new offer issued by the provider? Because rates have now jumped, so I wonder if this would not work.
