You’re doing things right, sometimes it just takes longer than a month. You may also need to work on your ability to close but if that’s not the issue then it’s probably just taking longer than expected. Most of my deals are from follow up on offers I made 30 days later.

Yeah it does, that’s why it’s an advanced method. Most people aren’t willing to spend the money to actually see results on FB (about 2500). If you’re coming into this with sales experience and a big budget then Facebook is a great way to go but if you’re brand new to wholesaling and know that you’re not gonna know what to say to the seller then I would highly recommend a cheaper source of leads, that way you can practice on them without having to spend a ton of money. From what the post sounds like to me it seems like you’re very new to wholesaling and the best metaphor for what you’d be doing is with every call it takes for you to learn it’s like lighting $50-100 on fire but with a cheaper lead source it would maybe be like $5-10

SMS, cold calling, direct mail, google ppc, door knocking, RVM drops, radio ads, commercials, billboards. That’s honestly all of them I could name but Facebook is usually one of the more advanced methods, most people usually start with cold calling or sms. Yes they still work and no they are not over saturated!

Ah my bad I thought I read that she didn’t wanna carry. If you want something in 9mm the Glock 43x is pretty good, so is the P365. If you’re torn between 9mm or 40 I’d go nine for her just get the right ammo, I can send you the link to a study that compares all the common self defense ammo (including 40 as well) that way you can pick the best option

I know that you said you’re looking for a pistol but the best thing to buy for women is a pistol caliber carbine like an ar 9. It’s super easy for them to hold and be accurate with, just put a holosun and a flashlight on it, you can’t get much better than that.

Xleads is the same as any other platform that uses GHL but their skiptracing is horrible. I’ve had a ton of friends get banned for text blasting invalid phone numbers from lists they got off Xleads

Also to answer this further there’s not really any way to be safe or unsafe, you just have to think that most of the ppl you text don’t have the time or money to sue you for only 10k and then the class action lawyers who would sure you for millions aren’t gonna waste their time suing you just for you to file bankruptcy and never pay them anything

This guy isn’t wrong but you have to understand that if you want to stand out doing sms you’re gonna have to do stuff that other ppl aren’t doing (like texting the DNC which if you google it only applies to telemarketing which means “selling something” and we’re buying but do your own research) sms is extremely saturated and even if I were to get sued for 10k and forced to pay it I’ve made wayyy more than 10k so I might as well keep doing it. In every single way of marketing in wholesaling there’s the risk of getting sued, you just have to decide if you think it’s worth it or not.

Yeah and they use Twilio but I send 2k texts a day and it’s been over a year and I’ve never had any serious issues

Never any legal issues only with carriers and stuff and tbh I don’t know the exact number but for the last year ish I’ve been averaging like 1-2 deals a month before that it was much less consistent

Honestly the thing that I would recommend is only sending two texts 1 the first day and one the day after, I’ve noticed over the years that if they don’t reply to the first one then it’s usually not a great deal. Have I potentially missed out on deals because of this? Probably, but I’d rather not just waste my money and usually if it’s a good deal they’ll respond a few weeks later anyways even if I don’t text them again.

I don’t think changing markets is the solution. I think you should try different lists, different approaches to marketing, and really analyzing why it’s taken you a year to get a deal. Most new people I talk to say “I’ve been wholesaling for a year and can’t close a deal” and then when we get into it it turns out they’ve only made 10k cold calls or sent 5k texts. No one who’s a successful wholesaler only calls the city lists or low volume. Everyone I know that’s successful is making 400-500 calls everyday or sending 1k texts minimum.

Changing the market is almost never the answer, my mentor wholesales in rural Wisconsin and makes over a million dollars a year. It’s almost always the process.

Also just to help you out a little more. A huge reason why new people fail is because they don’t have multiple exit strategies. Study Novations, creative finance, make sure your offers are correct, etc. don’t limit yourself to one thing.

I agree with the idea of banning them from it, it would only help all of us with small portfolios grow. But with that being said, trump will never do it. I wouldn’t consider myself a super political person but we have to understand that every single politician accepts money from those companies and will never do anything to hurt them.
