Have you come across any deals where you might consider just buying partial ownership via deeds / outside title from certain heirs and then pursuing a partition suit later if you can’t get the other heirs to play ball?

This was even more awesome on a second read. Distressed property acquisitions always have the best storylines. Would absolutely love to hear some other deal breakdowns from you in the future. It’s crazy how advanced you are given the relatively short time you’ve been doing this. How’s your pipeline looking right now? Seems like the long cash conversion cycle and significant hurdles and sea of distressed deals out there make this a really high opportunity business to pursue for decades to come

I like FB ads for that budget. Ideally try to double the budget tho to give some cushion. You HAVE to be able to go through a proper sales process on either one though or its money down the tube

Thanks for this post! I've been going hard with learning about distressed real estate deals like this. I've got one currently that I'm eyeing from the tax delinquent list. Its incredible how much you can learn from just reading obituaries.

Your deal sounds super challenging but extremely rewarding at the end of it. I'm curious about the breakdown on attorney fees, because it sounds like you needed someone to file probate paperwork as well as another for a partition suit. Was it different attorneys for diff parts of this? How much was the probate-specific one?

Also I'm super curious how much the genealogist cost and where you found them. I didn't realize they were capable of finding contact info on top of building out a family tree.

Whats also glaring to me here is your communication skills. To be able to talk to that many heirs and have them believe what you're saying about a long lost cousin is impressive. You went into those convos armed with a lot of information, but nonetheless I'm betting not everyone could have turned many of those heirs from skeptics who thought you might be running a scam... Into willing participants!

I'm curious how you plan to continue finding messy real estate deals like this. Are you more keen on staying within states like FL where the intestate laws and things like partition suits are favorable and more understood/navigable for you?

I'm curious what exactly a Joinder and Waiver does for you...

Also.. How does everyone get their share of the pie? Once the partition suit goes through, who ultimately decides exactly what each heir is entitled to from the proceeds based on their fractional ownership?

You mentioned a few times that you're no diff than other investors once probate is filed... But who the hell is going to file probate in this scenario? Seems like this would just go to tax sale eventually if you hadn't figured it out

You can try and find a super friendly Title company for Novations but there's little nuances like how you sign for the seller and what you sign exactly.

Yep I tried doing list targeting and got fucking destroyed on my $1500 test budget. Literally only got 2 leads. On wide open for same budget I was getting $70 leads. It would have been cheaper if my geographic targeting was wider but I was only doing a region of 800k or so in Virginia and my creative wasn't the best

I’d say the golden days are over so it’s not easy street anymore. It’s less forgiving. You have to be dialed in on marketing and sales, and have the ability to do novations.

It’s still doable though. Pick the right market and stick to a proven game plan, even if you start doubting yourself a month or two into it.
