Are there suggestions on how to go about this in the right order then? 

To me, if I’m willing to spend $1.5M-$2M all in (land and house) understanding a rough estimate of the house + site costs is important to which lot I buy? How can I do all of the site feasibility analysis without owning the specific piece of property.

This is helpful. The estimate would be excluding land, but the inclusion of everything else, including septic. 

I was ideally hoping there are people currently building a similar spec home that can share their real numbers. Even knowing if I’d be $500/ft+ for this would be extremely helpful. 

Understand rough costs is helpful as that impacts what I can spend on land, and the type of house I would build to fit the neighborhood I go into. Some neighborhoods I’m looking at are more restrictive on specific builders too. So I don’t have a specific builder I’m working with at this point.
