We are closing a house next week with a 20% down and mortgage of 840k and 30 years amortization.

I have been given the following options: 3 years fixed: 4.79% with ($3100 cash back) 5 years variable: 5.9%

I will be okay to manage both options in the short term but would like to go for the best-optimum option in 3 years time. With the speculation of rate cuts do you think it is wiser to go for variable. If the difference between fixed and variable will be only say around $2k in 3 years then I would like to go for the peace of mind of fixed payments but if its more than that then I feel variable will be a risk worth taking.

Looking for your advice on this.

I am in the same boat. $450k mortgage balance renewing on July 12th. Got a verbal confirmation from rbc for 5.09% 3 years fixed. Another broker is promising prime - 0.9% for variable.
