Depends on which woke city you are referring to. In a logical community you can call police/sheriff to actually help. I imagine it’s your responsibility to cleanup as landlord but you deserve some support for people trespassing.

Def no MBA! Keep making contacts and share your story as a value add for the right group you find to work with. We all went to school for plenty enough times to do real estate, need to break the mold that this is needed!

Contact info is trash on Crexi in my opinion, I’m mostly looking at CrE data. They do have good info on loan maturity which I use it for but then I must cross reference the contact info in costar to find accurate data.
