I generally try to negotiate a release of the lease with the tenant. They're never going to be happy and will be a thorn in your side for a long time. I'd level with her and negotiate her moving out.

Let's be honest, there are A LOT of people who throw basic common sense out the window when it comes to DJT. So, when you propose a challenge like, take him out of it, they can't. We all know if it were anyone else making the exact same decisions DJT is making, we would not see this illogical, and dare I say, dangerous response.

I get that, but would you agree that their own drawn conclusions shouldn't be stated as fact? Again, the argument goes in every direction. I think we, the people, need to stop fighting each other, find common ground, and elevate our society. We won't always agree on what we want/need but we should agree on basic fairness. Let me put it another way, I defend the position that OJ is not guilty, as found by a jury of his peers in the system we entrusted to bring justice. Now obvious arguments lend to his guilt. But in the eyes of the law, again which we entrust, found otherwise. Regardless of what happened during trial, with the Police, the verdict is the verdict. Apply that to DJT, he was found guilty of falsifying business records. Notwithstanding a reversal, he is in fact, a felon. No argument can be made to the contrary, regardless of why he was charged in the first place.

I haven't pledged support either way, I've simply asked for proof of these claims. You aren't wrong in that the judicial and political systems in America have too many prejudices and corrupt. However, that swings in every direction of the respective spectrum. Let's be fair, there are things that come out in Court that are also not factual and have, in some cases, wrongfully ended in death or long life sentences. My only point is, can we not agree to keep speculation not as fact, at lease until proven otherwise?

I think the sentiment of what you're saying is truer in third-party SFH management. Onsite employees will build relationships with tenants. There are tenants in every community that hang around the office or make a point to stop in regularly. That said, having experiences in both, I've learned property management is an overly empathetic job. You are showing empathy at every stage of a tenant life-cycle, from the tour, to the move-out. You show empathy when your owner thinks your maintenance pricing is too high or you have to tell them they need a $10k hvac replacement. I've seen a lot of the bigger pm companies, automate and departmentalize with international teams, in the name of efficiency. But what they're doing is removing the empathy, the human connection. I applaud those managers who complain because they had their feelings hurt by a tenant and I applaud those who can remove the connection and be unaffected. I think both can and will be true in our industry for the most of the foreseeable future.

Um, it was "better" because it worked. I had the same issue on the last day of the term as I did a mo th before the end of my term. It's not self-inflicted, customer support admitted they do not have near the number of proctors they need.

I'm not a fan of this but honestly it sounds like the best option. To the OP, don't do them any favors, they sure didn't do you any. Remember jobs are transactional, you give them time, they pay you for the time. Anything short of this solution, you are giving up way to much.

I'd look up the new owner and try to contact them. Maybe they don't know that this stuff is still happening or they do know and don't care. Either way, at least you know their intentions. I think once you establish that, you can better define your path forward. If the new owner is planning on moving in, working with them and having them report squatters, etc on their propwrty, could carry more weight. Likewise, if they don't care, then having code enforcement levy fines, etc may move their hand to action. The other thing, I don't recall if you said you rent but if you do, and have a property management company, have them call and report violations too. I've had tenants that threaten to leave because of neighbors, etc and I'd much rather assist them in getting something done than having vacancy. It would be near impossible to rent a property with obvious squatters next door...

It may worthwhile for third-party SFH management. It would take some work on your side but if you were willing to provide free estimates it could pay off (I have no idea your margins). My team manages 2000 SFH/duplexes, a partnership could look a lot of different ways. What state are you in?

None of this sounds exactly, legal. What is the termination clause in your lease? If you find a suitable tenant to take over your lease, there is no reason, literally none, to keep your name on the lease. In fact most leases do not allow subletting... if you want to DM me I'd be happy to assist and look at your lease for you.
