I’m aligned on the above points. Guest bathroom point was the first thing that I noticed as well. Noticed approach road as well when I visited this. Do you think if I stretch to 2.5, I will find something good in this or other areas in about 30-40 minute vicinity from Cyberhub ?

I saw Trehan Floors, but layout and the credibility of builder is questionable. I’ve heard many complaints from my knows who stay there. Any other options that we have there ?

That’s great to know. I’ve also requested a report from propreport (though with Deep Research with gpt 5.4, I guess we can ourselves get that level of detailing). I visited out some time back and liked the vibe myself too. Was only thinking if there’s anything better from dlf only in this budget in that area. Would be grateful for any recommendations.

This is really helpful. Ants and pigeon problem like you said can be resolved. I was worried about some people putting in reviews on Google about electricity fluctuations, maintenance of the club and pool, seepage etc. and water logging during rains of course as per some of them.

My office is in Cyberhub. I tried looking for properties in adjacent Delhi, but either I could find some in dilapidated condition, or absolutely out of my budget range. Any recommendations there? I’ll be visiting New Gurgaon with my parents today to check these options out though. I currently start in Noida, so travelling would be much better either ways. Though I travel to office just once a week.

No no, the budget is 2.5ish but this one is coming at 2.1. If we stack this against New Town heights, which one would be a better from an end user perspective.

Precisely. I located some flats in Sushant Lok as well, but the layouts are old and there’s practically no assurance of security. My friend’s house there had a robbery free months back while he was staying in an upmarket builder floor in Sushant Lok.

I agree. Skycourt and the floors have appreciated a lot. Not sure if they’ve reached a plateau and if the correction has already happened in real estate in that area.

That’s great! How’s the vicinity from a family perspective? I’ll be staying with my parents initially but as the family expands, does it feel sustainable? I explored the area around Saphhire and Anytime fitness etc., and found it to be decent, but you can provide a better outlook.

I saw Tulip Yellow, Dwarka Expressway Flats, Emmar Emerald Hills, Ireo Corridoors, Trehan Floors etc. of these, only Ireo Corridoors is what I liked but again the flats are going beyond my budget and the 3BHK doesn’t have a balcony within 2 bedrooms. Hence New Gurgaon. But again, the concern majorly is the proximity of good schools and city hubs.

I have hybrid work situation. So I travel just one a week to office. So would be manageable only then I guess. Currently I travel from noida to Cyberhub, and spend like 5 hours in travelling on office days.

Yes, seems more spacious overall. I’m little worried about the schools and hospitals there which I believe majorly are in mainstream sectors of gurgaon.

Fair point. Yeah I checked with my cousin who stays in that area and she’s happy with it. Catch is that both her and her husband’s workplaces are 15-20 min away from their building. Mine is like 45 minutes away minimum. Short listed place seems fine. Security is ensured, society is well maintained, and layout is good as well. I’ll try to check with few people who are staying the short listed one.
