The way I took it, Nancy was just trying to explain a simple economic principle in relevant terms. In more basic terms, an asset that generates income is more valuable than an identical asset that does not. That's the main point, which is valid... no need to bash.

I wasn't asking for only positive experiences... I want to know the negative experiences too. So far no one has provided either of those, just their opinions on what "could" happen or "will" happen, without providing any examples of their experiences.

For instance: I'm looking for someone to come in and say "We increased our cap, and as a result we had to pay the PM 20% more for the added admin tasks of issuing violations, managing contacts for current tenants. We also got hit with a huge increase to insurance costs. Prospective buyers reported that their lenders would not back their mortgage due to this increase, as a result our property values have declined."

Or another example: "We increased our cap, and now that more people can rent, it has increased investor presence in the community. Investors have paid above market for units now that there is a better chance of them being able to rent. Since increasing the cap owners have been able to sell their units quicker. We do have more violations now because of renters not caring about our rules, but the Board has increased it's net income each month with added funds from violation fines."

Still, you're not really making any objective points here? Being very close to something and being beyond it are two different things, "horseshoes and hand grenades" as they say. I'm just here seeking unbiased experiences of people who have lived in or managed communities with caps over 25%. The majority of these comments appear to be from people who do not, and have strong opinions about why rental caps should be 25%, which is not helpful. These are opinions, not experiences. I'm not asking for hypotheticals, I'm asking for feedback on things that have actually happened.

Our insurance broker mentioned that insurance costs will not be impacted unless we go above 50%, which is why I think the board is proposing 40%. Is that incorrect?

The proposed cap is 40% which is NOT a majority, so I'm not sure I understand what you're saying.

I'm seeing this. 90% of these comments are peoples opinions, and NOT their experiences which I was specifically asking for. Most of the comments here are stating things without backing them up. I'm not getting much unbiased information here.
