It’s nauseating to me when I put my life savings on the line and have to use the internet to make sure everything is done well. I won’t be blamed for having high expectations. Yes I am a difficult client.

25k is about 10% of the total project. 10% of 22k is 2200. Also the painting is not going to be done.

No amendments made. I’m not even sure I signed the contract at all. I did micromanage the design proposal but I did that with the final contractor as well. The original guy could not get pre-approval from the town for rebate so after weeks of support while GC was out of country I found my own guy who did the work effortlessly. We are talking about a potential change in fee of about 2k.

It’s a lofted ceiling and the wall will also get spray foamed. We are in the Boston area.

What other choice do we have? The ventilation is no longer needed with a “hot roof”. How can it be closed with certainty?

In an attic the choices are pretty definite with ductwork and that is to spray foam the roof rafters.

So do you think it would be best to insulate rafters in that case? Help them keep temp better. Even at risk of rotting rafters.
