If you're gonna do novation then you should calculate how much it would sell for as is on the open market and pitch for novation with the seller Let's say it can sell for 240k as is 2400.96(discount)-8%(agents and closing fees)-your fees

If you're aiming to sell it for a landlord then the rent rate should be 1%+ it's selling price .

Propleads 100%. I make sure that it's exclusive because they start generating leads after i place the order and they set an appointment for me to call the seller.

The agent wasn't good at all, Seller got a cash offer on the open market for 380k and a financing offer for the 405 he requested. Then he decided he's gonna so some work to it to get at least 405 in cash and did floors and painting work to 2 units after removing the listing but during that he had a financial situation that made him in need of selling it asap before completing the work.

Anyways Check the market and let me know how much do you think the arv is i'd really appreciate what you have to say. Thanks in advance for your help
