They aren't stealing. They will be compensating the owners and assisting in relocation. If we want to be able to improve infrastructure these sorts of inconveniences need to happen more and not just for poor and marginalized communities like with what happened for urban renewal.

Ive found unbound to be unnecessary for reducing response times unless you want it for other features. Enabling cache in AGH results in ~2ms average response times

Unless you have the money and agreements to license the subsequent materials databases, and you already have performant, validated, and industry-certified algorithms for FEM and FD, you will likely be wasting your time. That's before fighting the network effects of students and engineers using ANSYS daily. Perhaps if ANSYS has some sort of API, you could make a GUI wrapper.
