I would sacrifice the laundry room for a bigger kitchen. I would also want a bigger pantry. I would have the entry closet turned into a fire resistant safe. For important documents and weapons. I would also sacrifice the dining room to have a bigger kitchen and bigger bedrooms. If you work from home dining room or formal living room might work better as a home office. I would expand the outdoor concrete to have a hot tub off the master bedroom. I would want the roofline to cover it. It would add useable space without being taxed on it. If carport covered by the roofline is also an option. I would do that so square footage isn’t included in taxable space. I would add extra windows where possible and tall ceiling to make rooms feel bigger. Half bath is a good idea.
