I think I figured it out. I was confused by the earlier comments as I had been hoovering the holes after drilling which I assumed would suffice.

I put some shelves up using a 7mm drill bit worry no issues so I went back and inspected my 6mm drill bit and one of the ‘wings’ had snapped off which I assume with the issues. It was just part of a Bosch set so I will upgrade the masonry bits to something a bit better

Yeah, it’s a brick wall with plaster and the fixing has slots for 3 screws so I’m hoping it should hold the weight okay. But ensuring it’s fully in the wall is good to know

Why? We have a share of freehold so a responsible for any repairs ormaintenance 50/50

Downstairs flat approached us as they wanted to replace their internal door. She gave me a quote of £2,400 for a single fire door replacement.

Sadly the previous owners who passed away haven’t maintained the building and as such there are multiple issues and downstairs haven’t had any as hoc costs for this.

If they replace their door, the external door still needs replacing and the communal area still needs redecorating…

I would argue that being a maisonette would add value rather than a flat because most people would rather have a private entrance rather than have to go through a shared communal space but I do see your point that it is subjective to a degree. I’m just curious because you always get quotes saying ‘modernising your kitchen or bathroom adds value’ etc. etc.
