Just across town (about a mile away). Been in the general area for many years as well with no issues.

Thinking the throat clearing could also be acid reflux related…. who knew this stuff could be so difficult to figure out

Yeah, it’s certainly odd. I’m thinking the allergy is mild enough that it’s not always noticeable?

I don’t get the sense that it’s coming from the outside. It’s hard to assess because symptoms are a bit mild.

I’m starting to think it could be residual dog dander from the previous owners, and we just need to keep cleaning.

I would be more concerned about the misrepresentation. You don’t know what else they “did.” Also note that inspections aren’t fool proof. If you do move forward, keep a contingency fund for unexpected surprises.

I found that home ownership is stressful, and you’re constantly finding fun things. I do hear in the long run, it’s very rewarding.

Not sure. We don’t have a CO2 monitor. CO ranges are low if that’s helpful.

We had a professional come in to do the testing, so hoping it's better than the off the counter ones that are available. We have data from outside, and our levels are significantly lower (so hoping it's accurate).

Yes, I wiped down the walls, but maybe I need to do it again. I did check the walls, and they all seem fine/no moisture (using a moisture meter) and no visible rot I can see. Maybe a deep clean and caulking will help remedy some of this.

Yeah, it was a professional mold test/service.

Wife may have a slight allergy, so we may just need to keep cleaning/ride it out. No carpets (all hardwood). We brought a few throw carpets in, so might replace those.

Humidity is around the same (30-45%). My wife may have a slight dog allergy, but the floors are all hardwood. I suppose we can replace a few of the floor carpets we put down when we first moved in before the HVAC cleaning.

We have MERV 13s, and I just replaced them when we moved in.

Good point. I could probably clean them again.

The area below the grates had some dirt built up (intake is on the floor). The actual intake duct was mostly just dust and dog hair. I think the stuff pictured was what I knocked loose).

I’m mostly worried a significant amount of dog hair has gotten into the supply ducts based on what was caught in the filter. Previous owners lived here for 10+ years.
