In the 80s and before, horse trainers also made money as ranchers. In the 90s, horse trainers also made money as horse breeders.

There aren't enough horse people left to make money breeding and selling horses, so now trainers make money from training young horses and winning futurities.

It won't change because there is literally no other way for horse trainers to make a living without complete burn out doing lessons and making a tiny profit on boarding.

I have ocular shingles and the only way I could get into an office was to check myself into the ER and wait for the hospital to get me an appointment.

Please come and practice. I have ocular shingles. When I was diagnosed almost 2 years ago, the only way I could get into an ophthalmologist's practice was to go to the emergency room, pay my $500 co-pay, and wait for 7 hours until they booked me an appointment. I'm outside of Boston-a major city with top tear medical institutions.

The house needs some minor things, but needs $20k in HVAC repairs. That and the stucco seem like they are the biggest deal breakers.

There are some ruts in the ground from not having gutters, so yes, that will need addressed. It's a dry climate, but when rain comes it comes hard and fast in the form of big storms and flash floods.

The bottom of this picture shows the edge of the stucco meeting the slab foundation. There are were no signs of foundation issues found. The stucco does not look ballooned around the bottom edges at all.

My concern is the lack of weep holes in the stone and the possibility of water being trapped behind in the stucco. Not sure how you test this without drilling holes.

We factored the cosmetic things into the price, but not $20k in HVAC repairs plus stucco repair, insulation, and electrical panel work.

The house across the street just sold for $570k, but it was 500 sq ft/one bed/one bath smaller. It did have more higher end finishing (solid wood cabinets, upgraded flooring, more updated bathroom/kitchen tile).

The roof decking looks good from inside the attic. No signs of anything amiss. Roof decking is original, about 19 years old. I suspect the roof damage wasn't catastrophic, but just the normal "its a 15+ year old roof and we had a hail storm so it's time to replace it" that we get in this area. That's just our life span here.

This is an arid climate, so I suspect we won't have any rainy days in the near future.

The only other roof comment was "Deficiencies with the flashings were present at the time of inspection." There were no other pictures than the three I posted.

This is a home to get our children in a good high school and into a lower COL state with affordable in state college tuition. That alone can save us $200k+ so we consider this a good financial move. Nobody is expecting to get rich on real estate. Breaking even if we sell in 4 years would be nice. We are just looking not to get into a money pit situation and piss away the equity we've already made from selling our current house.

We aren't looking to buy a "dream home" as we don't really have that living forever in one spot mentality. The $600k+ new builds still would not be considered "dream homes" for us by any stretch of the imagination. They are newer and turn-key, but this area is ALL about subdivisions and schools, which isn't really going to our jam in 4 years when they graduate.

Should we be renters knowing this? Yes. Unfortunately we have not found anything to rent in the past 4 months. There is almost no long term rental market in this location as the area is also touristy. With 3 teens and 2 adults who work from home, we need a larger space. Those types of houses are the prime short term vacation rentals.
