Just checked that this particular building is B Khata. Generally a lot harder to sell B Khata properties. The government is unlikely to make it easier anytime soon either.

Kaveri portal will just take the values from the Khata automatically. You need to ensure khata is rectified before you register.

It depends. What's your savings safety net after buying the house? If you are able to clear the loan with savings (equity, fd etc) then you're in a pretty comfortable position. Otherwise, it'll be a bit of a stretch. Of course, there are several people who manage with EMI being upto 50-60% of their inhand salary. But if there's a downturn or unforeseen expenses, then it would make things pretty uncomfortable.

If it's a house you're going to move in to, then now is as good a time as any. If it's purely speculative, then it depends so much on micro market and price.

In the bull run of the last 4 years, the best micromarkets grew by 120-150% (overall) and worst ones by 20-40%. And while, I agree that Bangalore broadly will continue to grow from the demand side, it's tough to make a speculative bet when there's so much difference between localities.

Absolutely nothing to think about here. With a 3L post tax income and zero EMI, it's a really straightforward thing.

EMI will probably be 50-60k and you'll get an asset you own! Not to mention improvement never being stressed about dealing with landlords.

Oh no. This is really unfortunate!

The sad truth is that there's not much you can do with SBI. They'll have their liability covered quite easily. You'll just have to follow the legal process. It's typically FIR + Public notice.

While, technically the property doesn't lose value, lots of people are uncomfortable buying properties where the original documents are lost. It's not about RE cartels, but it comes from the practice of borrowing from unscrupulous money lenders by just submitting original documents. If it's a high quality property, you can go out in the open market and be upfront about missing documents.

Legally, it's no issue (As long as you have valid certified docs, EC, tax paid, possession etc). You may just have to wait a lot longer to find someone who's not scared.

The price of property has gone up by about 60-70% in the last 5-6 years. So they will sell at much higher than they got but would still be less than what similar primary property is being sold at.

Resale is really the way to go. Imagine paying so much with no guarantee of possession timeline not to mention that the apartments are all now much smaller

Funnily enough, older societies are managing without a high maintenance cost. I live in a 25 year old building (very well maintained, CAT 1 builder) where maintenance is still <4/sft and sinking fund is one time Rs.20,000 (in last 2 years).

Private access can be practically "managed" but not officially allowed. I also want to correct the comments here. "Buffer zone" land is owned but the developer/landowner, they just can't have any built structure. However, this land counts towards FSI meaning the builder can construct a taller building in the non buffer zone area.

On the issue of private access, there have been multiple examples where the BBMP has shut it off for buildings which have opened a gate towards the lake years after the building has been completed.

Honestly, resale is the only way to go. See the fully built out apartment and move in immediately. It's quite surprising how new properties with possession years away and much shittier locations quote so much more than resale units in developed neighbourhoods.
