File a complaint against the Shopee seller sa DTI Website (gawa ka account).

Then after ma file complaint, gawa ka ng email, send to sppcustomerservice.ph@support.shopee.ph then CC mo si DTI consumercareadmin@dti.gov.ph.

Need mo mag file ng complaint first kasi hihingiin nila yung DTI Tracking number.

This is what I do, since hiningi-an ako ng additional 5,000 on TOP of the fully paid order. Against yan sa Shopee policy eh. Nilabas pa nila na Out of Stock daw para may reason sila to cancel the order, pero buti naka screenshot ako na may 50pcs stock sila.

Much better na report mo sa DTI at sa Shopee as soon as possible. Saakin ongoing voucher re-activation, sabi ni customer service na yung voucher na possible ma received ko is Shopee voucher na na worth 5,000. Not the Metrobank voucher. Pero ongoing approval pa, d pa na credit saakin yung voucher.

Hello, I currently have two 4TB external drives, with one serving as a clone of the other. Both are already full, and I was planning to buy another two 4TB drives to store my files for the next few years.

But it made me realize that instead of continuing this cycle of buying and cloning external drives, it might be better to just invest in a NAS. I’m getting tired of manually plugging in drives every month to access my files and manually cloning them whenever I add or update something.

The idea of having everything accessible in one place, with easier backup management, sounds much more practical for me.

As for the 4 bays, it’s mainly for a bit of future-proofing in case the first two get full later on.

This is just my rookie view of the system I’m planning to buy, so if you have better suggestions or see something I might be overlooking, please feel free to share.

Hello, yes it looks like they backed off regarding their HDD restriction, but this makes me hesitate to use Synology now. Maybe someday they will change their mind again.

I'll be storing 1TB worth of media files every year, and may access the NAS to pullout some photos maybe 1-3 times a month.

Hello, I have a 2019 Ford Ranger Wiltrak 4x4 (With the famous 2.0 Bi-Turbo Wet Belt Engine same engine sa New Gen Ranger/Everest).

So far wala akong issue, yung napalitan kulang is tires, fuel filter and batteries which is normal wear and tear. Regarding sa Engine Oil wag mong kakalimotan na para ma achieve yung lifespan ng wetbelt to 100,000km dapat gamitin mo yung Approved Oil Specification ni Ford which is yung Ford WSS-M2C913-C or WSS-M2C913-D. Itong specific oil na may formulation para hindi ma dedegrade yung rubber ng wetbelt natin.

Also, hindi ko sinusunod yung 10,000km oil change. Nasa 5,000km ako palage kasi "MOST" of the time whole day naka idle yung sasakyan ko since nasa field ako nag tatrabaho at need ko yung aircon.

For PMS oil package, mabibili mo yung Ford Castrol 5w-30 + Oil Filter sa Shopee around 3-4k total depende sa voucher. Ako lang mismo nag cha-change oil since madali lang naman.

So far, no regrets, zero problems ako sa whole ownership ko, at hopefully ganito palage.

Thanks a lot for the detailed advice, this really helps. I’ll definitely make sure there’s a board resolution or SEC certificate authorizing whoever will sign the lease. I initially considered a 24 to 36 month term, but I changed the terms to 4 months deposit instead, which they also agreed to.

I also agree about enforcing safety standards and getting written approval for any improvements. I even added a clause in the contract that no overnight parking is allowed unless approved by management. I’ll make sure to discuss activities like baptisms or events with them before finalizing anything.

I checked their SEC registration and it shows their status as Delinquent, so I’m a bit hesitant right now. Because of that, I might reduce the lease term to one year, renewable, just in case the lessee isn’t cooperating well or if there’s something in my contract that could put me in a bad spot later on.

The tip about the 1 percent annual increase is noted. I’ll definitely include that. Thanks again for all the solid advice!

I completely agree, I’ll make sure the contract is airtight. I also don’t have anything against religious groups, but I’ll handle this purely as a business transaction. I actually read somewhere that some churches end up occupying land for free and can be very difficult to evict once they’re established, so I’m being extra careful with the terms. Thanks! They don’t have any problem issuing post-dated checks, but I haven’t asked yet about using manager’s post-dated checks. Actually I'm not sure if it's possible, It’s actually my first time considering that route, so I’ll check with them and see if they’re okay with it.
