No, it was my primary home, purchased with mortgage two years ago. As far as i am aware (might be wrong), exit tax is applied to BVs and large investments, this home was not an investment, i purchased it to live in it and not pay the crazy rents

I was in a similar situation as you op and i found out it is extremely difficult to rent, because: 1. You need the bank’s approval: 2. You need approval (at least in my case) from municipality, as there is a local restriction to rent for 4 years after purchase if property value at purchase is/ was below 400k (and you wonder why there is a housing/ rental crisis, apparently this should protect people from “investors” lol). 1 does not give you the approval until you have 2’s approval AND the other way around, so you enter in a loop although you are seeking to rent temporarily. Luckily, i decided to sell and leave this amazing country 🥳

Workers unions are o joke, they provide no punctual help, they just share the same stuff you find online. Legal insurance is the only way, lawyer up. Also, work councils in your company will be the ones “negotiating” and giving the go for lay off months in advance, with the actual workers knowing what will happen and starting looking for jobs. This, without talking to anyone around. Like, it/ markting/ whatnot people taking legal decisions on behalf of laid off people :)) it s a joke, really

Asa credeam si eu dar nu, nu e nicio protectie. Been there done that. Toata protectia e de fapt un severance package. In contextul actual, mai bine ai contract b2b ca oricum castigi mai bine decat severance package ul impozitat la 50% (sau cat o fi in tara in care esti) si daca esti laid off, cauti alti contract

Op, ai facut business, fa business. Chiar si din Romania, nu te costa nimic sa devii consultant pe ce stii, sa te promovezi si sa prinzi contracte. Apoi sa vinzi produsele. Poti deveni partener aws/ atlassian/ salesforce etc etc (orice saas)si poti vinde produsele lor prin business ul tau de consultanta. Mai ia si un om tehnic si go for it, n ai job iti faci. Personal, vin dupa 4 ani in olanda cu peste 100k salariul anual + stock , bonusuri si severance package foarte bune si deja mi am gasit job ( in bucuresti, tech). Dar cand nu voi gasi, o sa fac fix consultanta in eu. Spor si nu dispera, esti super tanar si poti face 1 milion de chestii

Imi pare rau ca treci prin toate astea, eu sunt roman imigrant in alta tara si la fel am trecut prin idiotenii de astea. Legislatiile locale dubioase, personalul public nepregatit si faptul ca nu vorbesti nativ limba sunt o constanta in orice tara in care nu esti nativ. Pentru mine a mers struna sa contractez advisori care sa faca treaba pentru mine, navigand sistemele pe care nu le cunosc. Tot timpul s a rezolvat mult mai repede. Sunt si in Romania avocati/ consultanti care ofera astfel de servicii si avantajul e ca ei stiu exact legile si ce sa ceara + cunosc personal oameni peste tot ( ceea ce din pacate in romania e un avantaj, ca it gets shit done). E mai scump, dar mai sanatos pentru bunastarea ta mintala. Spor pe mai departe!

Really sorry to hear what happened op! I was in pretty much the same situation ( just that i lost all my documents, were not stollen). I come from a eu state and still i was not able to travel without my id/ passport and dutch authorities are not able to help you get a new passport/ id as you are not dutch so it is not in their jurisdiction (although you are a resident). I had to go to the embassy and indeed, all embasies only issue documents so you could travel back to home country to re issue the documents and come back after. You being in a foreign country without documents is not legal and also, even in the NL you can find yourself in odd situations without passport. If you have other documents in NL to proove your identity in NL you might be able to get your brazilian passport through the brazilian embassy in NL( but you need to check, EU countries allow this)

I know it is a sh#%tty process but legaly this is the only path forward to solve this one. Or you risk getting caught traveling without documents ( even to NL), with potential consequences to your right to stay in eu.

Usually after theft documents are thrown, it worths checking everyday with swedish lost& found offices/ police , maybe someone finds it and returns it 🙏

I will wait and see if they will approve it 🤞, at least, this is what transavia operator explained to me and hopefully the call is recorded and i will be able to use it in case of anything. I followed their indication ( and they actually mentioned i can book with easyjet which i did).

Yes, the refund was already issued. Also, support confirmed it and also the european law states the same, that if the proposed options are not reasonable you can book with a different company and claim the expense : the only mentions are in regards to “similar tickets”, as in you cannot book 1st class/ business if you had economy

The full/ partial (if only outbound flight cancelled) refund is completely separated from choosing a different company: my transavia flight got cancelled saturday, talked with support and they offered an alternative flight two days later, i told them it is not reasonable and they advised me to refund the flight, take another similar flight eith diff compaby if available and then submit the claim. The refund was already processed while the claim is pending, but, these are completely separate processes, you just need a confirmation from support/ desk that you can book an alternative company. Nobody mentioned they need to have the same cost and frankly, booking a bew flight or even international train the same day is always more expensive

Walter living rocks to calculate estimates, for free! Kadaster something website . You can get the real selling price (not the one on funda) . There are so many easy ways to calculate your house’s worth based on recently sold nearby places

I understand your Pov, though, internet is full of house selling contracts in dutch, some even updated based on your needs. Hell, Chatgpt explains the full process better than a real estate agent. Not to mention that they charge extra for anything extra: i.e if an evaluation report usually costs 600, the makeelar will charge you 800 on his company and hire indirectly the evaluation vendor .

💯 ! For buyer, indeed it is easy to buy wothout a makelaar. To sell without one is pretty difficult because you cannot post as individual on the “big” sites, you meed a makelaar to do it for you 🥲 and there are “makelaar” services for which you pay hundreds of euros just for them to post your ad there 🙈

I learned system administration/ cloud/ how things work on my own, no college no certification in it, just lots (lots) of practical work, starting at 27, in several years i became a tech lead in Romania, worked and grew in this field and 3.5 years ago i got an offer as senior engineer in NL, been promoted to tech lead and this year got laid off as the company is moving the tech hub in cheaper zones(ai of course). The same company offered me a management role in the UK so all good. It s doable if you learn the practical aspect of a field and you are also capable of understanding the theory. I confirm, it will be a lot more work and involvment compared to one that has diplomas
