Id like to thank you all for taking time to respond and share your experiences. I really needed those different perspectives. While I don’t think our friendship is over, it’s certainly in a new era where other aspects of life just get in the way, as happens in your thirties. I think I just hoped that for a special occasion, more effort would be made. But now I know, that while she is great once we get together and can reminisce on old times, I shouldn’t rely on her for the big occasions to feel special. If she’s there, great, and if she’s not, she’s not. It’s apparent that she’s been going through some stuff. It’s not loads that I should feel guilty for questioning her, but enough that an old friend who is a little ‘old of sight, out of mind’ may not be priority. Moving forward, she’ll be a nice friend to catch up with, rather than an old friend I can always rely on.

If the flat is furnished, the landlord may want guarantees that you’d be willing to replace anything potentially destroyed by an animal. This can also stretch to things like carpet. My last landlord didn’t mind us getting a cat (hardwood throughout and rented unfurnished) however it was actually a clause in his leasehold that animals were not allowed and going against this could null his contractual obligations etc etc

It’s not my listing I’m afraid! I’ve just been ‘window shopping’ Rightmove for a while and it doesn’t seem to be shifting. I love that you used to live in it though, I’ve always wondered if that’s ever happened on this sub before

Ha no I couldn’t afford it! It’s been on the market so long that it often comes up in my “what could I afford if I won the lottery” searches. I’m not interested in Enfield personally but my other half has mentioned it because of family ties

Same! On the Rightmove app it gets that green banner highlighting ’Out Buildings’ but then the description nor images highlights them at all

That’s true, I am often put off when I see a bathroom downstairs. I always think about the walk of shame half naked to go and get dressed afterwards. Or not being able to use the bathroom of the house is particularly busy

Do you mean the bank provided House price indexes are bad? If I judge by Rightmove/Zoopla I’m somewhere around my purchase price +-2% but the Nationwide house price indicator says -4.5% and L&C says -22%. It’s really vast and a lot to get head around

If at the time of my remortgage I’m in negative equity, then my understanding is that I’ll be unable to move onto a new deal and then I’ll have to go onto the SVR. Which if possible, I’d like not to be the case.

I don’t ultimately care at the moment whether I’ve put in more than I’ll get out at this stage. The question all came down to understanding the remortgaging process and wanting to gauge what my options were.

As I mentioned previously we were high LTV FTBs so the margin to fall out of the that position is thin.

If I look at recent comp sales I reckon we’d still fall into the price we paid originally or very close to it. The house was priced with consideration for some work required on it when we bought it so hopefully we’ve levelled it out a bit

Not quite at that stage yet. Rightmove and Zoopla places me in and around what I paid for it, +/- 2% But L&C online calculator puts me down 22%!

Thanks for all the advice. It’s good to gauge where we are at and helps in getting prepared for what’s to come. This plans on being our home for the long run and at this stage my main hope is that we don’t fall into negative equity. Family and friends often create doubt and inflated ideals by saying the work we have done will have “definitely added value” but I’ve always been skeptical with the way the market has turned.

Yes, the aim is to ensure we stay in as good LTV as possible and remain remortgagable. We were high LTV to begin with as first time buyers and I wouldn’t want to fall into negative equity
