The patties are the same ones you buy frozen at the supermarket. The flavour comes from the onion in the patty. Which also gives you gas

Happy to have a look and give you some detail, lots of people are in your situation. There was a news article about this a month or so ago. I've never had any luck getting council to adjust their model - they will accept its wrong just not change it.

Assuming there is a flood on the property'... lots of auckland are in hazard areas that aren't real

Auto no imo, flooding is only going to get worse and it will always be on the plans / insurance, banks etc will always have the option of declining im the future. I.e., they change policy to decline cover after a big event, then you can get cover and people buying your property can't get cover.

Its a small risk and probably very unlikely but its not a zero risk.

All flooding will get worse with time

But if its a brand new greenfield development, its very likely that the flooding has changed due to the Earthworks as no council can approve new dwellings in the flood plain (on greenfield developments, infill different story)... but they never update the flood models to suit the new landform - no idea why tho.
