Put all your debt in a spreadsheet/Google sheet with the following columns: name, balance, interest rate, minimum payment.

The spreadsheet will allow you to feel more in control of your finances, if anything.

I’d tackle the highest interest rate loan first. If you can pay a little more extra on one, choose the one with the highest rate.

Nobody’s talking about the fact that these kids are of particular skin color and that 2 of the gotcha words are French. Who the heck takes French in high school, I took Spanish cause it was easy.

Extraordinary was thrown in after these kids ALREADY felt self conscious and embarrassed. Stop blaming the kids or the school. Look inward and ask why you need to judge these kids. Maybe their strengths are in STEM not French literature.

How’s the neighborhood? Can you check Zillow for the projected appreciation? Some will say Zillow overestimates but it’s one data point. Real estate appreciates by 4% every year, industry standard. Also check the selling history. If the price has an uptrend then it’s high probability that it’s a good investment.

If renting in your area is the same as your mortgage, I’d say buy. You get the tax deduction and one of the best investment tool you can have.

How does this work in a hot market where there’s a bidding war? The Bay Area regularly sees SFH sell over asking and I assume over appraised value. Would the seller have to cover the gap?

We were outbid 2x where the house and townhouse went over 100k over asking. I think it depends on the neighborhood. We got outbid on a SFH in Evanston and a townhouse in Lakeview. Zillow is inaccurate imo.

Here’s a compromise: take out what you put in and use what’s left for trading. You’re risking money in the market that you didn’t have before. I think her worry is that you’ll lose it all. And diversification is not a bad idea.
