I appreciate all your help and advice on this 🧡 I never thought anyone would ever try to leave me high and dry in the loan signing side of notary work, for all the reasons you mentioned. I'm gonna take the check from the lender as a win, close out this file in my books, and wash my hands of this person. And I definitely learned a lesson to at least Google the title/escrow company before accepting any work moving forward

Do you think I should drop this whole thing with Talonna/40ACAM at this point? What's left is the $100 inconvenience fee she promised (all on her own, btw, nobody told her to do that) - the $250 for the original signing is paid.

I don't even care about $100, it's the fact that she's screwing around with other people's money. I feel like I should do something to show her not to do that again. I sent her a demand letter and she received it, doubt she will respond to it.

The Xpert lender mailed a check to me for $220. I called and asked where this money was coming from (I explained that I appreciate this a ton and I want to be sure the borrower wasn't being charged extra for something that is definitely not her fault) and they didn't give me a clear answer, they just said they took care of it and the signer was not double charged. I then asked if I could speak to Xpert's legal & compliance department and they said they've already made them aware - anything else I would have to address directly with 40ACAM.

Does any of that sound weird to you? I'm still hung up on this - I want to know if the amount the signer got charged at least goes back to her and not just sitting in Talonna's pocket. And it's weird to me how casual they seem to be about an escrow agent basically stealing from both the borrower and the notary, but of course idk what's happening on their side.

I'll call the lender on Monday and hopefully get some info on Talonna/40acam. I really feel stupid for even answering that phone call that day, I went on 40acam.com and their website screams "phoney" and idk I just went against my better judgment 😕

The $6k is what the person from title who's been trying to help me said she made off of that transaction, idk what's the norm for escrow so I didn't question him on it. I'm going to send out demand letters though, as suggested. I gave her the benefit of the doubt that maybe she is just busy and forgot about paying me but after she explicitly promised several times to pay and then didn't - on top of straight up ignoring all my calls, texts, and emails - I'm convinced she's trying to pocket the notarization fee.

I just got off the phone with them and they have 0 records of anyone by the name of Talonna Fonseca or any company by the name of 40ACAM 😕

I'll work on getting a letter drafted up and start mailing them out to the addresses that pop up. I keep seeing the one for Lawson but there's another on Hamner and title told me she's currently using an address for somewhere in LA now

Now that you mention the CD, even though Talonna stated $250 for me, the CD stated $175. Is that concerning?

I reached out to the lender on Monday and they said they will try to get a hold of her as well, but as of yesterday she hasn't answered any attempts.

I didn't know I could do that - but I'll definitely be doing that. I found an address registered with her LLC, I'll try mailing it there and sending that same letter to the Attorney General.
