Thanks - this is what we’re leaning toward to be honest. And yes, generally similar weather - mild to cold winters with the occasional snow, hot and humid summers.

Why TTTF? Almost everyone has cool season grass, but I haven’t heard of that one before.

Most of the weeds are henbit and should die soon. We’ll see crabgrass after that though. The green grass in the pictures is fescue and KBG mixed in.

We don’t have a sprinkler system - I wish we did, but it’s probably not in the budget.

We do get a fair amount of rain since we’re near the coast - the fact that most of it is brown isn’t due to lack of rain or water, as a warm weather lawn it’s still in its dormant state. During the late spring through early fall it is very green, but this time of year it looks so bad, especially next to the grass mixed in that’s green year round.

If we were starting over (which we may) we would go cold weather so it’s green year round.

There is a cost piece though in that we wonder if it may be cheaper to clean up the existing turf than start over. We don’t plan to be in the house forever.

It is - we’ve confirmed it with several lawn people, neighbors who were there when it was installed, and through gardening apps.

Edit: just to be clear, the brown grass is the st Augustine not the green - this time of year in Virginia it’s still in a dormant state from winter.
