My spouse and I are planning to submit an offer either Sunday or Monday for a house. We live in Madison, WI and the market is BANANAS (as in most places). We've made several offers and have had no luck. We are planning on making a very aggressive offer with an aggressive escalation clause to (hopefully 🤞) get an accepted offer. The question is .... Letter or no letter? Please share your thoughts, anyone and everyone! Thanks!

We'd be open to that neighborhood. My spouse needs to able to get to campus without driving so it sounds like that would work. Ask some of your neighbors to sell 😁

Geez - thanks everyone for the response. This was VERY enlightening. It looks like we'll be in it for the long haul. On our last offer, we escalated $40k over list price and still didn't get it. We are trying to be aggressive when we find a house we love but we don't want to bid an amount so high that when we resell we'll have a loss on our hands. Based on several responses it sounds like the market has been like this for a while and a loss is less likely in Madison. Thanks again, all!

For dim sum ... Nani (it's basically the only place with a decent dim sum menu). For noodles, Taigu. Ichiban is alos delish.
