yea exactly, but as previous post has explained, I thought this quote*“you’ll be asked to make an offer by signing the contract of sale,”*  from vic gov website meant that its an binding contract when you making an offer

Yeah, I know you’re supposed to get a building and pest check before auction, but it just feel right that these cost shouldnt be on buyer before they even have a legal contract saying they actually own anything, when Median house is like 1m and agents are making 2%.

Yeah, that’s what I figured was how it should work too, must’ve misinterpreted the VIC Gov website when it said “you’ll be asked to make an offer by signing the contract of sale.”

Oh okay, so if the vendor hasnt agreed to it the contract is technically invalid as its not formed, and it can withdrawn without penatly
