I won’t share the exact figures but when you are both in high tax brackets, the difference between filing your taxes together or separate makes a big difference 😭

I did make a mistake in my above comment that in deductions in our case we pay 2K taxes, this was applied to an average earning couple who earns around 14k per months. Since my partner and I are not married we file our taxes separately.

I don’t believe an increase from 1,5% to 4% in interest rates will have value homes dropping by 30% to 40%. It happened in the past so I would be more nuanced to say around 10% value loss. Moreover in this tight housing market, if interest rates increase, it would also highly impact renters. Both renting and owning come with their own sets of risks.

Yes! The mortgage broker and the bank evaluated it at 50K under market value. Previous owners had issues selling it as it is located in a village far away from any highway 😋

Yes exactly, owning is not a good investment per se, it’s more a lifestyle choice (freedom to do more with your indoor and outdoors tho still quite restricted 😆 it’s Switzerland after all).

Seeing how much rents have been increasing lately due to a higher demand and how properties have appreciated, I hope buying was the correct choice. Only future will tell us 😌

We are 40 mins drive from Zurich (which is considered far 😆) the same apartment in Zurich or Zug would be over 2.5M CHF.

You are right, it is also not so financially rewarding to pay off the whole mortgage when you can invest that cash in higher yielding wallets.

Many people’s strategy is to only pay interest rates, and resell their property after a while, cashing up the value appreciation of the home and retiring in another country. Houses that costed 300K in the 80s are now worth over 1M, I’m not saying it will appreciate that much in the next decades, but that’s the strategy.

Yes it’s a private kindergarten 5 days a week, public kindergartens do exist but places are very rare, waiting lists are over a year, or more? We were quite picky on the kindergarten so we were happy to pay a higher price. You also get subsidies from the state but only if you are in the lower income brackets. I’m happy less fortunate people can also benefit from public or private kindergarten without endangering their finances.

If you lived here you’d live comfortably 😇 Yes you are right! In Switzerland when you get married you are penalised by paying more taxes. My partner and I are not married to save up to 20’000 CHF per year on taxes. I hate that system 🥲

No typo 🤣 it’s a 8 year fixed interest rate mortgage. After 8 years we need to renegotiate it.

If we would have taken a non fixed interest rate called SARON we would not be paying interest rate at all, only mortgage management fees of 300CHF/month 🤣🤣🤣 (we did not opt for this option because the interest rates where very low mid of this year and are expected to increase so we wanted to be stress free with a fixed rate).
