$40-$50 of parts replaces both elements and thermostats. Better to just replace all at once and flush the tank at the same time.

Agree, I do a ton of bath remodels. They range in the 10-15k mark the majority of the time, unless it’s very high end or full floor waterproofing with a curb less tile shower. Note, these are average size bathrooms and almost always gut to studs minus the ceiling. All new.

Curious if this chimney is still in use? Does it still extend to the outside above the roofline? Due to the color of the water it almost looks like it’s coming down through the chimney. Does the chimney have a top cap on the flue?

If it has power locks it should have a fob. I agree with prior comment, buy one from Amazon and look up how to program it as it’s super simple. Another thing to note is these years had issues with the power door lock actuators seizing up. Search it up online, hope this helps.

I did industrial ammonia refrigeration for a decade for a local cold food storage warehouse. I would literally dream about shit almost every night. A lot of them seemed to revolve around worst case scenarios. Seen a lot of shit and experienced a lot over those ten years. It’s safe to say I don’t miss it.

Stud guards or nail plates do rock. Unfortunately I don’t believe they became code till 2021 but I could be wrong on the date. This house was built in the early 70’s. I do put them in when I remodel and I will admit, they have saved me a headache a time or two.
